Ger,

Median prices for auctions are not an indication of median prices for property.

And they may be an entirely different basket of properties. One year all the properties may be in better established suburbs, the next year it might be predominantly outer city fringe.

Really it doesn't provide any useful information at all EXCEPT on the types of properties being auctioned versus city median prices.

Seriously people, like AceyDucey wrote, make sure that when you are looking at statistics you understand exactly what they represent.

I find it interesting that Perths median for auctions was $653,750. What the hell is going on over there? Sounds like a lot of high end properties for sale, would love to see a bell curve on this one.

But do you realise how good that information is. It includes Newcastle. :D
Does all that info mean there were more people optimistic about the selling price, compared to the buyers who were after bargains. ?
Total of 1264.4 million dollars worth of sales. Is that good. It looks good. Thats a lot of property. Is that more than last year or less.

this a reflection of sales tactics used in perth...generally only high end properties are actioned hence the high figure. Properties around or below the median house price are never auctioned.

Especially when as I understand it withdrawals are NOT included in the auction numbers. In NSW I saw a paper's comment that the 45% did not include about 150 withdrawals.

Add these to the figures people! Peter 147 :)
