hello,

we are about to rent a IP of ours. we want to get landlords insurance, has anyone got any reccommendations on which companies are cheap, but also good out there??

should i get home and contents seperately, and then landlords insurnce on top, or will it be better and cheaper to find a '1 stop insurance shop' ?

Are you going to use a PM? if so they should have reccommended someone for you. We use Terri Scheer Insurance and find them to be very good. Only hitch with them is the property must be managed by a PM.

If you phone around you will find numerous ones, I believe suncorp Here in QLD) has a good policy.

You do not need to take out contents insurance, as this is the tenants responsibility. After all it is their contents that will be in the property. You only need to take out Landlords Insurance & building insurance.

You need to take out contents insurance to cover things like carpet, blinds...etc...as they usually arent covered in the building policy.

Landlords insurance should cover your fixtures & fittings for tenant damage AND fire, lightening, flood etc.

Contents insurance is NOT required in most cases, though certain insurance brokers may try to sell it to you as well :)

Standard for fitting & fixtures to be included.

You can have them include furnishings at times as well for those partially/fully furnished places....we have one like that covered by CGU (I think).

I haven't had to claim yet, but I have a lot of mine insured with Elders Insurance. It is the one policy that covers both building & landlord and is much cheaper than any other I have looked at for regional properties. The city ones I have found it better having separate policies.
