Has anyone used research information from Residex when searching property? I am considering purchasing their information to find suitable investment property.

I am wondering if their research has been useful for other investors

I spent $230 purchased the +ve Rental report over a year ago, it was a total waste of money. All they did was rang the agent in the towns mentioned in the report. Some so-called +ve suburbs in Vic include Bacchus Marsh which
can hardly be described as +ve with a gross rental yield of 5%. This was the first & last time I will waste money on this mob.

Hi Petergym

I had one done a couple of weeks ago just for my own house, and found it gave me a pretty good guesstimate, (a professional investor might need more comprehensive info however,)
Real Estate agents subscribe to a similar service which has more info I think .... anyhow the Residex gave me the prices the properties around me sold for which was quite helpful in my situation.Mine was 49 dollars.

In the last 18 months I purchased two reports, the NSW & QLD top 100 at $180 each. Using these reports I have purchased 3 properties, all 3 are performing well.
How I used the report was to pick the top ten areas and select the ones in my price range. Then I started doing my own analysis. Phoning agents, looking through the Internet and finding out the rental situation. One thing you cannot rely on is the rental figures in the reports they are too optimistic.

I bought the ten year qld report, quite informative and good info.

I did have problem with user friendly though.
The report is issued via a rport reader and code. My harddrive died and I have been struggling to restablish the report. Also , Residex code means you can't move report to different machine so when my home printer died I coudln't print it either.

very frustrating .

Petergm,

My property manager subscribes to a lot of this information and is always more that happy to share it with me when researching areas, values etc. If you have a PM maybe give that a try as an alternative.

I had the same problem with the electronic version of the report. I phoned and asked them to send me a printed copy. They did agree to send me one.

I got a copy of their report last year to compare sales in the area of potential purchase.
What I was able to do was drive around the suburb/streets, and look at the recent sales, and compare the price sold for, to the amount of bedrooms, size of land, outlook, value for money, etc. Not just listings on paper.
Helped with the decision making. (although I thought at the time that their estimated value of the property I was looking at was not high enough :o and in hindsight it wasn't, BUT I would take more notice next time.) :)
