Residential property guru Dolf de Roos is turning off residential property...even though I have been teaching real estate for two decades, and even though most of that teaching has been on the subject of residential real estate, I have long since moved on from investing in residential property...http://www.powwowevents.com.au/enews/issue05/article1.htm
In an amazing coiincidence, Dolf is offering his advice on his total change of direction in an expensive seminar.

Which means that for many years he's been one of those spruikers who teach, rather than do, at least as far as residential property goes.
I was just thinking the other day that though enthusiasm for property appears to be waning, memory of huge capital gains through property is still fresh.
Thus there isn't yet the 'we have low inflation, property won't grow so buy shares and managed funds' mania of the mid-late 90s. But if property has a couple of quiet years and shares continue to rise, then there might be some buying opportunities and decent yields ahead after the spruikers have departed ; )

His seminar this time is going to be on commercial real estate and to be fair to him for years he has been saying that's what he has been investing in.
But spiderman, you are right. If that's where he put his money, why did he teach others to invest elsewhere

Are we not happy with Dr Dolf De Roos for some reason? Has anyone been to one of his seminars and can confirm it is expensive (compared to what?). He has a vast amount of experience and I know personally my long-term strategy includes commercial for a variety of advantages compared to residential (eg: length of leases for just one).
Did everyone read the entire article? He has a good name so please don't put him into a category of people such as "get rich quick gurus" that take peoples hard earned money and are not entitled to speak on the subject they teach.
People on the forum see many other posts from you all regularly and I have no doubt as I do know you are good people. All I ask is please in this case lets get behind one of the good guys.
Cheers,
Brad :)
Actually in Dolfs book " Real Estate Riches" there is a lot of discussion regarding Commercial real estate. First edition was 2001.
Dolf focuses on cashflow and buying below market. Buy and hold is not a major strategy.

Are we not happy with Dr Dolf De Roos for some reason? Sorry for the bad impression. I do have a lot of respect for Dolf, and have learnt a lot from him.
But I was very surprised about what appears to me to be a major turnaround in something that he has supported for a long time. The cynic in me wonders if that's a good way to "shcok" customers into the course.

Geoff, I don't think so..... In many interviews I've read / heard on Dolf, he has always said he concentrates on commercial properties. I think maybe he's getting influenced by american hype advertising styles, which would not help, but, I think we can fairly say, he has always been upfront about his main love....
If he has said he's moving away from residential, then, I guess he will concentrate soley on commercial deals....
Fair enough for him..... after all he spends most of him time in the USA now.....
G'day all,
I clicked on all the links and didn't find "an expensive seminar" that I could even measure $ value/cost against those I've been to. So, is there one? Did I miss it?
Re Dolf and his commercial ventures, I also recall him recounting that Commercial Property got a big tick in his book "Real Estate Riches" - but there was also a ton(ne) of good information re Residential Property Investment in that book.
Certainly, I don't have any negative feelings toward Dolf in that regard. He expounds good information, even if he "left it behind years ago". Same could be said for many authors, could it not? He still gives good value (in my opinion) on a subject that might now be in his past.
No brickbats from me.......
