Just wondering what some of use to identify potiental vendors. I am investing in a small regional town and have done letter box drops, have a sign up at the local shop and have even knocked on some doors. Latest purchase was identified by talking to a current nieghbour and she let me know about someone else wanting to sell.

So guys what other tactics are being used to effect?

Nice post.. I'm trying some adverts in the "Wanted to Buy" section of our local free newspaper.. but with no success.. would also like to hear from people about what hasn't worked for them.. To be fair the ad has only been in a week, its running for 10 weeks in total.. I've read there's a degree of 'lag' in this sort of activity..

Letterbox drops and talk to as many people as possible, sounds like a resume to a RE career to me. :rolleyes:

Yes, and there's always room for a good salesperson, they are few and far between.

Thanks for the offer, its quite flattering. Grew up on the Sunshine Coast so may one day end up back in that part of the world but am currently living in NW WA. My dad was in the game and I have thought about it but from a truly selfish perspective of accessing potiental purcahses. Currently have a good job at present that supplies a good cash flow although am always on the look out for extra $.

I work in the mining industry and there sure is a market for agent and broker teams to visit these remote sites and make some serious $ as most guys I know earn big $, want to invest but need someone to guide them and dont want to spend the few days they have at home on break looking at houses. Food for thought.

Just a quick update on this..

I've had the following ad running for 4 weeks now:

"Private Buyer will buy houses, any condition, rent backs OK.. Save on agents fees, Ph Duncan 0411xxxxx"

I was getting NO calls at all, then last week got 3 calls to the ad.. I weeded two out without even looking at the houses, they had their heads screwed on, were in no hurry to sell, had had Agents through the house and they both said their houses looked fantastic.. I'm not interested.

The third call was from a guy who had broken up with his wife a few months ago.. she was heading off backpacking for 6mo leaving him with the kids.. he said the house was a bit of a mess, garden overgrown etc.. Was keen to offload it.. Pefect for me! I had a look through the house today, great bones, nice area, no major problems other than a clean up and a finishing of a few uncompleted jobs.. I offered $242K on a property thats going to be worth around $290K when its tidied up (which will cost about $5K). They are both keen to proceed... so I have them both coming around tonight to sign MY contract. It may still fall through, but if it does go ahead thats buying at about 85% of the market value.. If I had been more organised (and I will be next time) I would have taken the contract with me.. but it was the first "I Buy Houses" type visit I'd made..

The advert has cost me $90 so far I'm letting the advert run unchanged for another 4 weeks.

Did you have the previous sales data for that place?

I take it you know your area very well and have the standard fall back of pest and building reports should things go wrong.

Hi WS,

The area is my local area so, yes, I know it well. I'm very confident of the value I assigned to the property. I had a basic title search done before I visited, had checked recent sales in the street.

I have a land contract thats 'buyer friendly', it has a number of 'easy outs' in it.

Alas its not signed yet.. hopefully they wont sleep on it and change their mind. A friend suggested that next time I take a one page "offer acceptance document" which of course isnt legally binding but it WOULD have the effect of creating a 'done deal' type mentality in the Vendors minds..

It was fascinating watching the body language between this separated couple and I took great delight in offering up some sympathetic little one-liners like "it'll be nice to get this done and dusted so you can both get on with your lives".. :-)
