Hi all,
Did anyone attend Steve Navra's "Optimising Investment Structure" course today in Sydney ?
If so, I would be keen to hear any feedback - particularly from first timers. i.e what did you get out of it ? did it meet expectations ? would you recommend the course to others ?
Thanks.

Hi Tandella,
I did it over a year ago when it was a 2 days course. IMHO it is 1 of the best (by far) value for money courses I've ever done.
Cheers,
James.

Hi,
I attended the same course you mention last year when it was a full weekend one. I could strongly recommend attendence to others. Alot of new concepts were learnt and alot of pre-existing ideas were refined or put into perspective. Steve really is the champ when it comes to these things, but i can't say the same for all ppl involved there.
Go along, it's pretty good value, probably tax deductible and you'll more than likely learn something :)

I went to a previous Sydney 1 day course and ditto the above comments. There is a lot of info, well delivered, but study up on the concepts before going to help keep up. Search this forum for Rental Reality, cashbonds, Optimising Investment Structures etc and other Navra concepts. Best value, all round course I've every been too. This stuff should have been taught at school

Hi Tandella,
yes I attended yesterdays course. I found it interesting that it confirmed some concepts I already had bedded down and gave me new information that I am still trying to get my head around. I wish I took my wife with me as she is smarter and can pick up on angles that I might miss.
Well worth attending. I wish I did it a year age before my parents sold their home to fund their retirement as I think Steve could have provided a better option.
I found it one more string to pull my investment strategy together. Would reccomend the course.

Thanks for those candid replies guys.
I am hoping that Steve will run the course again in Syd before the years end. Just have to keep an eye on his schedule (did he mention when he would next be running the course in Syd ?)
Thanks again, and glad you found it beneficial :)

Hi Guys,
I attended the course. I enjoyed it. Steve is a good presenter, the location was convenient and the food was great.
I'm not sure if I got my $176 in the learning department though, time will tell I guess. I am going to send in my forms in a few days I guess for a free assessment. Some incredible numbers popped out of Steve's spreadsheet when he did some scenarios for a couple of people. There wasn't enough of that I believe - not enough explaining the 'optimised investment structure' and not enough of explaining how their spreadsheet calculated the results. Perhaps that is because they don't want to give away their formulas.
For me, too much time was spent on introductions, tea breaks (I'm not one for small talk), explaining the Navrainvest fund and playing the share trading game. I guess this is because Steve felt he need to convince 'property people' that the share market isn't necessarily a gamble/risky.
I am still not entirely sure what Navra Financial Services does. I know they are financial planners, I know they have their own managed fund, but do they
a) present to clients properties that suit rental reality?
or
b) recommend a client go out into the market and buy a property that fits rental reality?
But yeah, given that I'm a Somersoft forumite I already knew alot of the stuff he was talking about, and I'd already digested information about the "Optimised Investment Structure" from his website. Might be good for my dad though.

I attended the course on Sat and found it excellent - but I do believe it really depends where you are up to on this journey of wealth/asset building and what you are looking for at the time, as a property investor I now need to find a balance to ease out of work and into retirement with a passive income and Steve has the answer that suits my situation- can't wait for the assessment!

Hi Glebe,
Thanks for the useful feedback, answers as follows:
.
.
I'm not sure if I got my $176 in the learning department though . . . not enough explaining the 'optimised investment structure' and not enough of explaining how their spreadsheet calculated the results.
Point taken . . . just to mention that most of these answers / education takes place during the assessment on a 'one on one' basis. The reason I plan it this way is that everyones situation is different and specifically I do need to first obtain an intimate understanding of a clients situation BEFORE I can render specific advice.
.
.
For me, too much time was spent on introductions, tea breaks (I'm not one for small talk), explaining the Navrainvest fund and playing the share trading game. I guess this is because Steve felt he need to convince 'property people' that the share market isn't necessarily a gamble/risky.
Spot on regarding trying my best to show property investors that a share portfolio does not need to be a gamble / risky.
Most of the attendees feedback that they really appreciate the tea breaks and the lunch time period so that they can network and bounce ideas of others . . . then ask questions based on some of these thoughts. It is difficult to cater for each individuals preferences. The current format seems to be what the majority are comfortable with.
.
.

a) present to clients properties that suit rental reality?
Yes we do . . . but I don't impose our research on any potential client, I do however insist that all do their own due diligence. Many prefer to apply the knowledge and source the properties themselves and others are 'too busy' to do this and ask us to help them.
b) recommend a client go out into the market and buy a property that fits rental reality?
In all cases this is what we recommend . . . whether we source the asset OR whether the client prefers to acquire the assets themselves.
As Financial Planners our role is to advise on the correct and efficient structure that will allow you to build a balanced and diversified portfolio that fits in with your individual risk profile. (SANF)
Sincerely,
Steve

Hi Tandella,
I have cleared my inbox!
(Fills up far too quickly for my liking  )
I am not planning another course this year for Sydney . . . at this stage.
We are at the stage where I am trying to limit the number of clients we work with, prefering to concentrate our efforts on our existing clients.
However . . . our current clients are continually referring in new people (family and friends) and it is difficult to send these people away.
I place these enquiries on a waiting list and when the number exceeds 40 people, then I announce a new course.
At this stage then Jan / Feb 2005 looks most likely . . . but you never know. (Perhaps early / mid Dec is a possibility.)
regards,
Steve

Hi all. Am I correct in assuming that once you have done the Navra course that an individual assessment is done by Steve (or one of his staff) on your financial goals etc and possibly some different scenarios are presented to you?

My understanding is that Steve attends all the post-course individual assessments in conjunction with one of the state-based NFS financial planners...ie I gather Steve hangs around in Bris or Melb for a week or so after the courses to have the one-on-ones... but no doubt the man himself can answer this best in due course...

Hi NigelW,
Actually, Kissfan is correct when he states that everyone (who requests) is entitled to an individual assessment of their situation by Steve OR by one of his staff.
In earlier years I did used to stay on in each of the states for 7 to 10 days and try and see everyone.
That was before I had highly trained and fully compliant Planners in place.
Also these past 18 months I have been flat-chat setting up the share fund Company.
Now that the Navrainvest Ltd. is successfully up and running, I am once again involving myself with the individual assessments in Sydney.
Suellen in Brisbane and Katrina in Melbourne, my planning consultants, are doing a superb job of it themselves and in fact I think our Brisbane and Melbourne clients prefer to have a (beautiful) local ‘hands on’ planner.
Hi Silas
You better believe it, this is it and the best part about attending in Melbourne you will hopefully be able to have Katrina as your advisor. . . . she is the best . . .!!
ck
Likewise, I get many calls and e-mails from our Brisbane clients ‘raving’ about the wonderful service they receive from Suellen.
Yes I am praising my staff . . . mostly what I will tell you is that both Katrina and Suellen were originally clients themselves, who attended a workshop and loved the concept of what we do. They both then proceeded to obtain the full Financial Planning DFP 1-8, so that they could work with me in this industry and help other like minded people.

Steve

Hmmm, maybe that is what you and some others feel Steve.... beautiful has nothing to do with it when it comes to financial planning and my future objectives. I would have loved the chance to have a follow up with you personally. Still like your ideas maybe we will chat in the future.

Hi Steve,
I am thinking about attending your course in brisbane next month and was wondering if you can give me a bit of information on the following.
Do you hand out course notes so we can read up on info after the course, or is it a matter of us taking it all in on the day.
Should I study up on anything inparticular before the course?
You say that as a follow-up to the courses, there is the opportunity for a one-on-one consultation with one of your highly trained and licensed consultants to discuss my individual situation and show me how to define and achieve my financial objectives.
I was wondering when and where does this take place? As I would be driving up (North Coast NSW) and back in the one day to attend.

Hi Tandella
You have many good replies here including from Steve himself.
The SIG meeting this 25th Jan is actually Steve doing a mini Optimising Investment presentation.
Good chance to see what you get and it costs you $0.
FYI see this thread.

Steve,
How can Australian expats ( like me ) who work overseas attend one of your courses ?
Would you be willing to do a course in Dubai / London at some time in the future ?
How about an online course , or a book ?

Hi Voodoo.
I attended Steve's Course a couple of years ago now(should do a 'refresher' some time...) and at that time you received handouts as well as took your own notes. Interactive 'question and answers' were a part of the Course so unless you have questions which are quite specific to your own situation I think you would get them answered at the Course.
Some reading before? Good idea. I think you'd be able to ask some more detailed/informed questions if you had a better feel for some of Steve's methods. I'd suggest having a good read of the 'Articles' section of http//:www.navra.com.au before attending if you want to go in with a bit more information. Also searches of the Forum under things such as 'Cashbonds', 'Rental Reality' etc will give you further reading.
