Hello all my fellow investors,

Anybody use and recommend an excellent residential property manager for a house in the Werribee area?

All responses appreciated.

Ask for Carmen.

I worked there for some time, they are great.

They are on Synnot St, opposite Maccas.

Haha. I grew up in Werribee. Went to primary (Glen Devon) and high school (Werribee High) there in the 70's/80's. Each time I return to visit my parents the place has changed so much wrt new estates popping up and stuff.

It's certainly not the same place that my childhood comprised of.

Just thought I'd mention that - got nothing to do in regards to getting a new PM :)

We have propeties in Werribee and use Triwest of Watton St.

Have used Hooker with dire consequences.

Thanks BKH, I have sorted the PM for Werribee.

I would never use Triwest (thanks anyway), but I understand people's experiences can be entirely different.

i got a propery with them now for a month and still unrented even though realistic price and v good property condition

All rented at market rent, so far so good and the service is very professional.

everyone apparently rckon itsgood and only 170/week

Mine took 1 month to rent. Seemed to be a normal period.

Your rent seems low actually, but maybe do a comparison search on realestate.com.au and see if it is comparable.

Compare the street, neighbours, access to facilites and transport etc maybe something is holding it back, have you driven past yourself recenlty in case ther is graffiti or rubbish or something else putting people off?

its actually wyndham
great quiet place
would live in there myself
admittedly facilities limited but 5 mins from central werribee
probably the second lowest rent in that area
lowest was 160 and its a dump
mine is actually very very well kept
wont decrease rent anymore cos i reckon it is market or below
no specific negative feedback from others
so, guess i will just have to hang out
RE agent checks often says everything is great
