tenant didnt leave-what now?

Hi everyone,
hope anyone can offer advice on whats the best way to resolve this?
We privately manage our investment property in Perth and our tenants are a month behind on rent. We have issued the first and second notices for eviction and yesterday was the date to evict. Unfortunalty they have not moved, there stuff is still there though we havent seen anyone or any movement over the last 3 weeks? We have been unable to contact them in anyway.
I quess the next step is to get a court order, though any suggestions would be appreciated to prevent this dragging out any longer then it has to.

Every state has different processes.. call the "Tenancies Tribunal" in your state perhaps they have an Advice Line like the one here in SA has.
