Hey guys,

Currently I can't decide what move to make first. Im not sure whether to buy a home first (owner occupier) or by an investment property.

Can anyone out there let me know some pros and cons for buying a home (not brand new) or an brand new investment property.

I know for depreciation its better to buy a brand new investment.

Any opinions welcome.

It's interesting you bring up this topic, because we've discussed it several times in this forum in the past!

There is also a great little e-book hidden away that I refer back to quiet a bit.

Colm Dillon wrote this, and it sums some of the issues up nicely.

Hi Choppa,

If you ask me I would say, stay off the property market at all.
Rents are low, prices are going down. No need to rush.
You will make better return on your money even in a term deposit account, not to mention other investment strategies.

I think I have also posted in the past regarding the "joys" (NOT!) of investing in brand new properties. The depreciation benefits are not worth the issues that come with brand new properties to the point where we will no longer entertain the thought of anything but an established residential property.

Thanks very much for this TomL, I really found the section "Wealth Growth" interesting, especially from the banks perspective.
