Costs of development

Hi all,
I'm toying with the idea of buying a block than can be subdivided in the future, I'm trying to get an idea of the costs involved to build say 6 units in a Perth suburb.

3 x 2 units in the area are selling for about $170k
I think the following items would cover it, can anyone fill in the blanks, or add any extra costs.

Building 6 units x ?? ea =
Landscaping, paving etc =
Sewer headworks =
subdivision/strata costs =
GST =
Land cost =
Profit = ??
