Hi all

Am looking for a new PPOR and comparing some Perth suburbs that I have been interested in, specifically Bedford. Comparing long term growth figures I noticed that Bedford has only gained 5.3% for the last year, and approximately 14% over the last 5yrs. This imbalance (perceived) has been noted compared to neighbouring suburbs gaining 13 - 15% over the last year.

The question is, and I guess it is directed at knowledgeable Perthites, looking long term at Bedford should I be concerned with such a low short term growth, and regard the 5-10yr figure as a better indication? How am I best to analyse these figures to judge a suburbs potential for the next 5-10yrs.

I would have figured that such a depressed growth figure is an indication of buyer interest in other/surrounding suburbs ie poor cousin suburb, and perhaps eventually once the surrounding suburbs go up so much then intrest turns to the lower value.

Should I be even concerned so much with these figures? What else should I be looking at?
