Office Property - Important Considerations

What sort of things do you look for when purchasing a good office property for investment - apart from the city/suburb/location or cycle/timing considerations?

If there are multiple tenants, try not to have all the leases ending at the same time...

For me, it was finding somewhere that didn't have stairs, or had some other method of catering for those customers/clients with a physical disability.
