I am moving out of my PPOR and making it a rental, I have no idea if / when I will sell it.
So after opinions on here, I have deceided that I should get a valuation done now, so I can use this as my cost base if I am ever subject to CGT when I sell.
Does anyone know some good valuers, as the more they value it for now, the better.
Also, any ideas on how much they would charge ?

I use Alex J Saunders (http://www.alexjsaunders.com.au/index.php) for my Brisbane valuations.
Cost was $385
I was pleased with them.

ouch, $385
Is this the normal price, or is this place pretty good ? i have had a bank valuation before, and they said it would be $200 if I wanted the valuation certificate.
Is there any special type of valuation that is needed for determining CGT ?

I ask for a fair open market valuation.
$385 is not much. You only get what you pay for. I suppose it boils back to a mindset thing!
Here's a tip.Use one who is on your banks panel of valuers. :)

Last one they did for me was $550 incl GST. But I agree - they were good.

Just spoke to Alex J Saunders
They Quoted me $385 for the valuation. but they are not on my banks panel of lenders (CommBank)
so I might ring around and see if anyone is (I am not sure if the bank will tell me who is on their panel of lenders)
But if its for CGT then its probally not a huge concern if they are not on the panel of lenders

Ben, simply phone your bank and ask them. Im sure they will tell you.
My comment was more in relation to possibility if financing may have been an option sometime down the track...If this is an option for you then Id suggest use your bank panel valuer. If its purely for CGT purposes, then I'd say you are correct.

I've had a bad experience with Alex J Saunders. It might have been my area, but...
An AJS valuation came in at 75k less than a valution from one of the other banks!
So I guess your milage may vary. :)

Also CBA went to a different valuation system a few months back in order to cut costs, and not even cba knows who is going to do the valuation at the time it gets ordered - its a right pain in the proverbial. They outsourced all of it to Valex.
But if it is being done for CGT purposes does it really matter if the valuer is on CBAs panel or not. End of the day dont they just lend you the money.
AJS has its pros and cons, same as anyone.
If you are looking for a few let me know and I'll get you some contact names/numbers. I dont quote on their price though.

AJS are pretty good, I suspect they have their good and bad days as was mentioned...
The best I've found is Scott Iveson (http://www.ivesonandassociates.com.au/). They're not on any bank's panel, but they're a 'check valuer', they specialise in legislation work as an expert witness. They also do dispute valuations and are exceptionally good.
$385 is reasonably good for a val (actually it's cheap), $200 is a bank cost, it'll be subsidised by the bank, but also valuers charge the banks less than they charge normal humans. It's a quantity thing.
The other thing you can do is talk to Scott at Property Searchers (http://www.propertysearchers.net.au/). He's a valuer, and buyers agent, and whilst he doesn't actually do val's (like you want them done) anymore, he'll be able to steer you in the right direction with a good valuer in that area.

I called SLR Valuers who was also recommended to me, they are also $385
so it looks like its going to be around this price.
I will give that other place a call as well

Get your broker to order the valuation and it wont cost you a cent.
North side you are looking at HTW.

I never went though a broker when I got my house, I went straight to the Bank and got a better deal then the broker could do at the time
