Can I claim Garden Tools as expense?

Hi there,

I have just purchased a whole heap of garden tools and fertiliser\lawn seed to the value of about $500 for my IP. Can I claim this as an expense\loss against my tax?

Hi Peter,

well the answer would depend on whether you just bought the place, as if that is the case, such expenses would be seen as capital improvements... if you owned the IP & had tenants in it, then you should be able to claim for all the expenses (fertilisers, lawn seeds, tools, etc.)... Remember, I'm no accountant, just relaying what my accountant said to me some time ago for a similar situation...
