G'Day All,

I have seen in the past people asking questions where they may be able to get a list of properties for sale from deceased estates and such. Whilst searching for something unrelated I came across this site

http://www.statetrustees.com.au/index.cfm

I think they are a victorian trustee company judging by the suburbs. On the left choose properties for sale.

Anyhow I thought I would post the link in case it helps someone.

Regards,

Reeg

About two years ago the Deceased Estate properties (especially in QLD) would sit on the market for ages before being able to sell.

These days in the current market conditions deceased estates are hotter properties then most. This is mainly due to that they are older properties and usually in need of renovations or replacement. Which leads to quick gains for developers, thus lately developers have sent the deceased estate market out of the reach of normal home buyers.

I attended a public trustee auction about 3 months ago with a friend who was bidding. He was amoungst 12 others that bid out of a crowd of near 200. The thing about it was the auction was held at 1pm on a Wednesday afternoon, so why weren't these people at work. Cause most were developers looking at the property for splitting and developing and sold for $28k above reserve. Another property that went to auction via the PT 2 weeks ago had 300 people in attendence during a weekday and this was an inner city warehouse which went for over $103k above the reserve in BNE.

Also these days the know that they will sell the properties at top prices with little effort. And they are, but with higher then expected prices achieved.

Anyway, thought I'd just give you a little info about what is currently occuring at PT auctions these days.

Cheers
Robert
