Hi all,
I am a relative new-comer to the forum and thoroughly enjoy reading all the posts you guys deliver. I am basically after some advise to help set me on the right path. I have been reading up on i.p's for around 18 months- (Keyosaki, Napoleon Hill, Jan Somers, Anita Bell, Peter Spann etc.etc. and have been to a couple of seminars to get the feel for the whole property scene. Now that i am reaching a financial position to enter the game i am dumbfounded at where to start and what to do.

My boss (BEECH) has a few i.p's and he has started to push me in the right direction but i would not mind some other opinions before i start. Firstly i am a recently qualified bricklayer from the Western Suburbs of Melb. I earn 50-55K gross p.a, and have had a good savings record for the past year. i have a reasonable deposit, in comparison to house prices in my area

I am however going to Europe next June and still need some $$$ for that trip. if anyone can give me any advice at all to help me on my way- Books, seminars or even just some general info to get me on my way it would be greatly appreciated

Hi Ricky

You've read the books and attended some seminars. Now apply one of the strategies.

The danger is assuming the guru's are all correct. You wont find a deal that they all agree on. Like a diet, pick one strategy that you are comfortable with then stick to it. Once you have some experience you can change things.

A European trip means you should be very careful about negative cash flow. Depends on how long the trip will be.

I’d suggest you try to make it along to the Melbourne IP meeting on the 19th to see Dale speak (details in meeting point) or to Freestylers.

Nothing like some face to face contact with other investors to get some ideas and opinions flowing.

Paul, is right though……..its really is just a matter of getting started. We don’t want you suffering from analysis paralysis.

Anyway, hope to see you at one of the meetings!

the best 2 moves i made before purchasing an IP was to buy the PIA Software, and then read Neil Jenmans book "real Estate Mistakes"
I cannott believe how much i gained from that book.
I really had a great time dealing with the agents after reading that...:D

Thank you guys for your supportive words. I would really love to go along to an IP meeting night in Melb. I will have to keep an eye out for all the info reguarding that. This is very intimidating just starting out- (and not really having the score on the board) YET! but i thank everyone for being so helpful and making it a damn lot easier to reach the goals that i wish to achieve in the future.

2) Remember it's all small stuff

We all started somewhere. That first scary offer. If you wait til you're a guru to start investing you'll never become a guru ;)
