hi forum,

Does anyone have an opinion on the Maragaret Lomas positive cashflow property register?

It seems like a quick and easy way to expand the portfolio, seeing she (or the company) is paid a commison they do all the legwork.

Has anyone used it before and have an opinion?
Or not used it before and have an opinon?

Not much of an opinion Brains, but I've been looking at it occasionally for 6 months, and the two projects at the top of the report haven't changed in all that time. OTOH, there were some really interesting ones that disappeared within a few weeks, so clearly you still have to sort through the chaff.
IMO the properties on the register are getting a lot more expensive. At 300k+ there seems to be a lot of fat to build in a rental guarantee for 2-3 years into the price... but then what.

I like her books a lot, and she's very switched on, but while they've been very educational for me to read this year, I'm a little sus on investing through it.

Has anyone here given it a go?

I registerd and had some info sent out. Most of it, at that time, was either Holiday units or student housing units. I never saw any houses. It's been a while since I last checked.

I also had one of the guys from Destiny Financial (her company) come out and talk to us about finance for ip's and wasn't impressed. I asked him how many ip's he had and he said he didn't feel comfortable talking about it. Maybe it was too personal of a question, but I'd like to think that people giving me advice on property investing had done some themselves. There was just a weird silence after that for a few moments before I changed the subject.

There's no cost to register so you may as well. They do stress that you still need to do a bit of research on your own.

Its nothing personal, she is a nice lady. I have met her and had a coffee and long chat with her.
Its just the old storey of knowing whom to listen to for advice.
Is someone who has "ammassed" 4 properties in rural NSW with a total value of less than the value of your house if you live in Melbourne and Sydney the right person to be getting property advice from?
Sure she's written some books and they are selling well.
I've found that the best people to listen to for advice on anything whether it is how to lose weight or how to build a property portfolio is someone who has actually done it and kept it.
Lots of people have lost weight - but have they kept it off?
Lot's of people bought property a few years ago and know they think they are qualified to give advice. Let's see how they survive through a property cycle
