i know the area is pricey but what do you guys think of it?
quite a few renovated terraces around there and well as some renovators dreams, not to mention all the exclusive apartments currenly going up

This is what I've noticed from living here.
Lots of quite good terraces vacant at the moment and RE signs have been up for a few weeks. First time in 3 years I've seen this.
A lot of the new apartments are changing hands frequently - high BC levies and ongoing construction problems.
The older blocks with 10-20 units do better rental wise. The 1930's block I am in is never empty for more than a week (Rents high 300's)
but 5 vacant terraces in the street and one of the newest blocks directly behind me has always got places advertised.
I'd stick to the area between Oxford St and William St and don't discount the high side of Wooloomooloo.
But if you can afford to hold here for a year or two, I'd do it. Once the under city tunnel is done and William St becomes a boulevarde who knows!
