Another OTP question

Hi everyone,

Am getting closer to buying some land to design a "top end" house on and hopefully sell as house & land package before starting building.

Does anyone who's done this before have any advice on marketting/selling the package.
e.g. Are OTP packages normally priced a little beowl valuation to compensate for buyers only being able to look at the plan?
