			<title><![CDATA[Tiny Bathroom Renovation & Communal Laundry]]></title>

			<description><![CDATA[Wow Lil Skater, that place looks a lot better than you described.

Does it appear structurally sound? Is there any evidence of water leakage into the unit or from the shower or other plumbing? Is the electrical system satisfactory? 

While showing obvious signs of it's age it appears to be quite functional. Sure the tapware and older model oven make the kitchen look dated but if they work will they do the trick for the time being? The bathroom also looks okay, once again if everything works properly and most importantly doesn't leak you're onto a winner - it doesn't look all that bad IMHO. The tiles in the shower do appear to be an irregular colour, 2 coats of White Knight paint will have them looking fresh. A few applications of CLR will bring the shower screen up as good as new. 

There's many other things you can do yourself on weekends to make it more homely for minimal cost. Paint is cheap and easy to apply. A self adhesive full sized mirror stuck on a wardrobe door only costs a few dollars. Over time once you build a bit of equity consider undertaking larger renovations like perhaps a new kitchen etc.]]></description>

			<description><![CDATA[Living in the garage because the house and yard are uninhabitable due to all of the "stuff". 6 months is an incredibly short period of time in which to acquire all of the "stuff". There is almost certainly a mental health issue here with accumulation and hording. I hope the lady concerned gets the help she needs. I also have grave concerns about the health of the children living in the hazardous vermin ridden environment.

"Let the mum and her kids stay if they HELP clean up this disaster and as long as they keep the place spic and span from now on"  George and Nadia might be very kind hearted but they're certainly naieve if they think this is going to happen.]]></description>

Uneaten perishables should be packaged appropriately and put into the refrigerator. Defrosting food is also much safer (but slower) when done in the refrigerator.

If food has to be left in the open, for example when allowing a cake/bread to cool after baking the rack/dish can be placed into a larger shallow container that is filled with water. The ants will still be attracted but can't get to the food. This is also a good opportunity to "stalk" the line of ants back to their nest. Ice cream containers etc are perfect for putting active nests into before disposing of them appropriately. Removing and destroying active nests is very effective for eliminating them and also doesn't involve chemicals. The few remaining ants can be caught and eliminated by dabbing them with a piece of sticky tape, they stick to it, then are encapsulated when the tape is folded up on itself.

The social interaction with my colleagues, knowing I'm providing a needed service to society, I basically just love what I do. I have no intention of "retiring" at any stage unless circumstances prevent me from being able to work. I do it for more than just the money. I've already changed from working full time to working part time and having casual jobs. There is more work out there than you can poke a stick at and can easily pick up extra work at any time. I'm looking into IPs as another way to help fund things in the second half of my life. I'm looking foward to spending more time doing this things I love in the future and work becoming more and more a hobby rather than mandatory.

Just dropping a quick note to introduce myself.

I've been lurking here for months reading through the posts and doing a fair bit of research in other places. I've got significant equity in my PPoR thanks to disciplined repayments and it's growth in market value. I'm looking to take the plunge and start acquiring properties for investment, something I should have started doing a long time ago! (yes, hindsight is always 20/20!). My wife and I both work in professional positions, and while we enjoy our work, look forward to being in a position where working is optional rather than mandatory.

I would like to thank the many people whose contributions I have read and considered while browsing these forums, and look forward to participating in them in due course.
