800k to spend for PPOR in Melbourne.

Hey guys,

Where would you buy for PPOR if you have 800k.

Criteria:
Houses (old or new) with land of at least 400 sqm.
Between 5-15kms from the CBD.

Please list me your top ten choices as well as your reasons.

Much appreciated.
 
i'm assuming that you don't mind spending money on renovating..

$800,000 close to the city - no particular order of preference

Balwyn Nth
Balwyn/Deepdene
Canterbury
Kew/Kew East
Glen Iris
Hawthorn
Camberwell
Mont Albert
Surrey Hills
Eaglemont/Ivanhoe

why those?
leafy areas, good schools, access to public transport, close to city
capital growth

i also like middle park & albert park, but $800,000 won't get you much at all, especially given the minimum land requirement of 400sqm..

Maybe I should have highlighted and bolded COBURG because I'll be putting a house (on a block of land > 400 sqm, less than 10km from the city - and somewhat less than $800k;)) on the market soon :D:p

I second that. I feel like I am just stabbing in the dark by answering.

I am not even clear what size or construction / style of house is acceptable to you. Is a timber cottage acceptable? Does it need to have a certain number of bedrooms?

It is my old buddy from back home... He has just got married and trying to settle down in Melbourne with his wife. Currently he has 500k saved up and allowed to borrow 300k.

He recently bought two Nando's restaurants in the East (I know one of them is in Doncaster). He has no kids yet but planning to have one or two in 5 years time. Also, he said he would often visit his parents who are living in Sanctuary Lakes.

He prefers three-bedroom brick houses with tiled roofs and timber floors and less than 10 years old. He does not mind renovating as long as it is still within the budget.

His priorities are the safety, comfort and a garden that would at least allow him to plan a mango tree.

He is only looking for houses and he thinks it is better for capital growth.

His top ten suburbs are, (in order)

Doncaster
Box Hill
Box Hill South
Chadstone
Ashwood
Sanctuary Lakes
Point Cook
Balwyn
Surrey Hills
Mont Albert

I try to help him but I have been living in the city all these years while I am in Melbourne and have no idea of how life likes out there in the suburbs =P

great location, freeway literally just down the road.
buses to the city, shoppingtown, ringwood, park orchards and box hill just down the road..

looks neat and clean. good price..

I'm no expert gardener, but I doubt that a mango tree would survive for long in Melbourne - mangoes need a much warmer climate.

On the other hand you can do apples, stone fruits, and cold weather vegies..:)

I have seen this house, outside only.

Things I like:

- Walking distance to Doncaster Park & Ride (Better if closer)
- Lots of development activities and subdivision in this pocket, especially near the Park & Ride, that lead the way for gentrification and therefore future capital appreciation
- The golf club across the road is rumoured to be developed in near future
- This house is closest to Koonung secondary college, a rising star state school
- This house is approx 200k cheaper than the equivalent at the other side of the freeway (Mont Albert North & out-of-zone Balwyn North)
- The 78 tram may one day be extended to Westfields and going past this pocket

Things I don't like:

- Appearance: The frontage looks low due to flat tin roof & bushes hiding the building behind
- Sun direction not friendly
- Site sloping to one side
 
I live in that same pocket bound by Doncaster Rd, Elgar Rd and the Eastern Fwy, Doncaster.
It has great freeway access via choice of two entry/exits at Doncaster or Elgar rd and the city is about 15 minutes away off peak or about 9 minutes to Hoddle St.
Very handy to Lygon and Brunswick streets restaurants etc.

From an investment side, i think that the recent westfield transformation and the doncaster hill precinct will further boost Doncaster's already high demand in the future.

A great area in my view.
