O'Sullivans Beach [Adelaide]

Any Adelaide (or interstate) investors got any thoughts on this area?

25km out of Adelaide
Mainly relatively large blocks with s/division potential
My understanding is there is a lot of (ex) housing trust homes
Coastal
South from prestigious Hallet Cove
North from booming Christies Beach
Just off Dyson Road/Southern Expressway for quick access to get north
Not far from newly developed Colonnades Shopping Centre
Prices under $300k

Only thing it doesn't have going for it is Port Stanvac next door (between OSB and HC). My understanding is that this is a closed mobile refinery? They are perhaps considering location of desalinisation plants there...?

Any thoughts on OSB?
 
Disclaimer: I haven't looked into OSB myself, but a few general thoughts...

It does look relatively cheap still considering the size of the blocks for subdvision.

Having said that, as you pointed out, not the nicest located suburb down there with the refinery etc. next door. I think to get a development block in the mid $200k's would be a good buy for the years ahead, but be aware the discount to the other suburbs in the area (eg. Christies Beach, Seaford, Aldinga Beach etc) will probably remain.

I also look at it this way - when the other suburbs aroud the area continue increasing to the $300k, then $400k levels - OSB won't match them, but it also won't stay stuck at $250k, so you will still get good growth. But this is more a time factor, than the actual appeal of the suburb.
