My apartment story - 2 months later...

Hi everyone,

I received keys to my CBD apartment in early April (purchased August last year - tenant contract ended) and began renovating (walls and floors). After waiting 2 months for body corporate to approve my request to change the floor coverings, this is the end result.

What I learnt is that body corporate can take forever to hold their meetings, Harvey Norman are ridiculously expensive; much better to opt for timber tradies, stenciling is a lengthy process, body corporate rarely return your calls or emails, and patience is a virtue. :)

Stenciling is incomplete, but I hope to have living area with this stencil and the bedroom with this stencil.

can I ask, did you paint one of the rooms black to make it look like the stenciling that you are after??? or is that just the design

Yup, the bedroom feature wall which will have the stenciling is black. :)

i didn't realise you gotta contact the body corp to make changes inside the unit? oops..

Depends on the by laws, walls nope but floors yes. The meeting was to be held on the 15th of April, but was delayed twice until towards the end of May.

- (pardon my ignorance)... doesn't it scratch easily?
- what's the rent market for this apartment? young couples/professionals?

Yep, you can get into strife with floors. Transmission of noise to the units below is the issue. Lots of cases where people have put timber floors down in units and been made to take them up.

great job!

- Timber flooring was $4340, includes jatoba floating timber product and installation, plus removal of carpet. Painting was $2000 if I remember correctly. I wanted jarrah and it was only an extra $17 per sqm but it was solid timber and not permitted in apartments, let alone a CBD.
- It was only laid yesterday so I don't know to be honest! :p But I was told it was very durable, not durable like laminates or lino but damn good for wood.
- Young couples/professionals, this one bedder was previously tenanted to a family of 6 (4 adults 2 kids), the lease said 2 adults only. But I may actually make this my PPOR, the location and building facilities is just too convenient.

Yup I heard about those scary stories. A mate at work laid down laminates on his own, but didn't inform the body corporate. I'd be a bit worried if I was him. Mind you he's in Silverwater so they may just not care as much out there.
 
Great job, I would do the same if I had a chance.

The reason Rugs-a-Million and similar retailers exist, is because of the trend to timber floors. Easy to clean compared to carpets.

seems directed at the younger professional market, I like the look of it, seems ultra modern, but Im not too sure a middle aged or mature couple would go for it...

however, Id go for it!!!!!!

Makes a big difference to light and presentation, nice job.
Dumb questions to follow....
1) Did the tradie attach any beading around the edges of the timber floor to the floor itself , or to the walls, to allow for movement?
2) Did you have to stipulate how it was to be attached or did they just know??

Makes no difference where the property is. BC are run by people and people are very variable (anal).

Unit owners in Cabramatta were ordered to recarpet the newly tiled floor that was laid without BC permission.

It seems that the higher the % of owners in the strata the more likely they will be to complain and enforce the rules.

The strangest occurrence of the hard floor covering bylaw is where the properties are townhouses or free standing vilas - nobody below so nobody to disturb. Apparently these bylaws get included as a matter of course at the start of a strata just in case.

Just a black feature wall :) All other walls are white. But it'll actually be a feature/stencil wall.

1) Yup he sure did, it's the brown wood beading as shown in the other, more close pics.

2) I didn't have to. He did everything without me specifying. Very professional.

Wow, that's quite a story. I can understand people being anal about it, but ouch at spending a lot on flooring and then being told to remove it.

Did BC request you put a insulation layer under the floating boards?

Nope, but I assume they would. I took the initiative and got tech specs of the insulation type that was to be used and sent it along with my proposal for a change in floor coverings to the BC.

In the by-laws there is a particular sound standard level that all floor coverings must reach to be permitted to be installed.

In victoria, body corporate can't tell you what u can or cannot do in ur apartment unless it affects the outside view or ppl downstairs. With floorings, there is normally a requirement for acoustic underlay for floorboards but i never ask for their approval, i just inform them - i go straight to council for putting up walls or taking down walls with a building surveyor. Not sure about NSW laws
