Question for those with knowledge of QLD

Hi all,

I am after names of suburbs in coastal parts of Qld that people of the forum feel would be a great place for ppor at say $500k max.

I will obviously be doing a lot of my own research but i thought this would be a great place to ask.

Thanks in advance

So you are prepared to live anywhere between Tweed heads and NT/QLD border, or do you have a particular area in mind?;)

:):)

Yeah, i know I'm probably asking alot. Not to fussed as long as its fairly close to water, fair infrastructure and a good place for kids to grow up.

Thinking of Bribie, banskia beach, noosa, mooloolaba.

Hopefully you can throw a few more my way

Cheers

I would sit and wait 100%...this is what i am doing with the bulk of my funds.....many coastal areas have yet to drop further....

Yeppoon, Emu Park, Kinka Beach, Zilzie and everywhere in between......some terrific buys starting to popup now the market has suddenly realized that it has peaked...

Sunny Coast i would buy in a heartbeat also but way overpriced at present..sit and wait.

Good Luck.

I've been watching what's happening on the Sunshine Coast, particularly Kawana Waters. Prices have dropped although may or may not have even more to go....... lovely place.

Caloundra/Mooloolaba/Maroochydore....complete services, "real" beaches... anywhere else has crappy beaches (no waves) that are un-swimmable when you want to go (i.e. summer).

Is Peregian Springs worth keeping an eye on. Seems to be a lot for sale in that area

Peregian Springs....retirement village 9tongue in cheek) there are some nice houses there but i think you would find other areas more suitable for kids to be honest...personal choice i guess!

as for Caloundra/Mooloolaba/Maroochydore as another poster mentioned, pocket are ok but many areas are not worth a cracker in my opinion...renters everywhere so be careful if you buy in that area.....having waves means nothing....being safe and comfortable is way more important.....almost anywhere along the coast you are only a few minutes drive from a beach..

good luck..

My sister-out-law :D and her partner bought a gorgeous ex-display house in Perigian Springs. The house itself is fantastic but you have to drive EVERYWHERE.

I couldn't believe how her taste had changed until she let on that they bought the furniture as well.

Here's some names for you to check out if you are considering the Sunshine Coast (definately a biased opinion BTW)

Mooloolaba, Mountain Creek, Buderim, Minyama, Buddina.

Good place to start ;)

Sunshine

Thanks very much all.

Exactly what I was after, names that would give me more options to research. I haven't even heard of some of these suburbs which is fantastic.

Cheers

I read that Nambour was in the top 50 places in Oz to experience good growth as a result of the financial crisis. Its where I am thinking of buying. Lots of reasons to invest buy there: infrastructure like a railway, hospital, etc. Not too far from the beach. Cheaper than most other parts of the sunny coast. Something to consider. :) Pretty town to live in too.

re nambour..ive always been told NOT to buy there, too many issues relating to employment and limited business opportunities???

i must admit there are some nice little pockets in nambour and the previous poster is right about the rail to brisbane BUT having travelled it several times you need at least two hrs plus to get to central station in the bris city...hopelessly slow and you have to catch two different trains as it stops at ??? cant remember the name about an hr into the city..

each to their own of course..
