Billy B - at the present time, think your rental returns will be better with a 2 bedder in Western / South Western Sydney. Don't think you can get much of a house in Melton at $200k, those bargains flew out the door in 2007, I reckon, when this thread was started.

Hi Suraj It will be best for you to post your query in a new thread but I think the Sydney market is looking pretty good atm. If you can get 7% rental returns, I'd buy in Sydney for sure. About your first unit purchase at Hurstville - we all learn from our mistakes and move on, the person...

Hi Virgo That is excellent ! Capital growth of $70 k in 2.5 years is definitely not something I'd thumb my nose up at ! Seems that you have set yourself up for your next purchase. As Peter says, cover costs, have a self sustaining IP, remove LOC and move on to another deal. Great outcome.

Hi Ian Am a bit confused here ...so you've had capital growth of 8 - 10%, a property that's never been vacant and a rental yield I'm guessing of not less than 5%. So why wouldn't you be happy with your first investment ? I think you've done pretty well ! You are possibly aware if you had...

Hi Ed Give Sharyn Callendar from Sweeneys Bacchus Marsh a call. I found her on these forums and she manages our IP at Melton West very well. Good luck !

Hi H A few questions to be pondered here : 1. What kind of rental returns will you get once the townhouse is completed 2. As you are based in Singapore, can you avail of negative gearing in Oz 3. What will it cost you weekly to hold the property after taking into consideration all costs...

Cheap buys, you beauty - Sun Herald by Natalie Tkaczuk Sikora Dandenong, Epping, Frankston and Melton may be regarded as cheap "Ugly Duckling" locations, but experts are convinced they are Victoria's real estate hotspots and tipped to become swans. Real estate analysts reckon that if you...

Hi Casserole Dish (now what kind might you be ...ummm !) Welcome to the Forum ! You should speak to Sharyn Callendar at Sweeneys, Bacchus Marsh. She hangs out on this Forum sometimes and is really good. Am sure she will be able to give you a good idea of the rental reality around those...

Hi Virgo I actually did a day trip to Hoppers X and Werribee in May 07, came back and put offers on a few places which never materialised. Then couple of months later ended up buying in Melton. Why ...thought I got better value for my money in Melton ..also the rental yields were much...

Hi Dreims and Lamingtons Welcome to the Melton Fan Club ! I'm from Sydney and bought unseen in June 07, visited Melton for the first time in September this year. Drove into Melton on a rainy afternoon after a meeting in the city and really liked the feel of the place. Met my PM at...

Rent in Tarneit Hi K... You should possibly have a chat with a few property managers in the area to ascertain the demand for a rental and the rent you are likely to receive. That should give you a good idea. A few will also be happy to drive past/even go into the property and give you their...

Cashflow + in Melton Hi Suraj If Jennifer (Virgo) bought a year ago and paid $215k and receives rent of $275 per week, the return is about 6.6%. With Westpac's new 3 year fixed rate of 5% ..this will make it cash flow positive. Well done, Jennifer ! I bought in June 2007 and my return...

Advice on Tarneit Hi Kvellimalai At about $340 per week on a $340k outlay, your returns will be around 5% ...being a new property, you will get good depreciation benefits. Obviously, the bigger the block ....600 sq metres + will be better. Once you do a comparison with what is available...

Hi again Shutter Girl - that seems about right for your newish place. Glad it's all going well. Virgo - I actually did check out Hoppers Crossing before I bought in Melton last year, did a day trip there but all indicators pointed to Melton being poised for growth. Last year, the rental...

Hi Shutter Girl I'm in a similar position except that our lease is to be renewed in December. Yes, Melton is stinking hot over summer and I too am considering an air-con and will have pm discuss about a $15 - $20 increase pw with tenant. Am sure you have checked what similar properties are...

Hello Myoung With the installation of the Mistral 8 kw aircon, can you let me know what the installation costs were. Wonder if these are still available at Bunnings. My 4 bedder + 2 bath in Melton West gets $225 pw just now but think after installation of aircon, can up that to $240 pw...
