Hi Guys,
For the next meeting (back due to popular demand from several forumites, last years was a great success and one of the most enjoyed meetings ever) is "The Panel".

When - Tuesday August 15th - for a 7.30pm start.

Where: Roxbury Hotel, 172 St Johns Road, Glebe.

Bangers and mash are $5 on Tuesday nights.


Location: Upper Meeting Room (our usual place)

Numbers: Up to 80 persons, as room is a bit smaller now with the plants in there.

Please also remember a gold coin donation from now on - this will help pay for overheads (and if we have money left over maybe some nice treats at the end of the year :) )

Background to the people involved :

"MichaelG" - Michael Grubar
(Somersoft member since March 2001) - former Australian Wrap Association President - Michael is one of the most ethical wrap investors I have ever met without a doubt !!! Michael has moved on since then, and owns several other properties and is considering developing now. He and his wife Yuch have also developed a software product to help property investors and wrappers manage their properties better - called "Loan Alert" (www.loanalert.com.au)


"Jacque" - Somersoft member since July 2001


Jacque bought her first investment property back in 1990, long before it became fashionable to own an IP. A successful renovator and experienced negotiator, Jacque has continued to actively expand her property empire with her husband, Steve. Jacque's background is in education but property has become such a passion that she recently put her negotiation skills to work with the establishment of her own Sydney based Buyers Agency - House Search Australia (www.housesearchaustralia.com.au). Jacque is always looking for property bargains, is a networker extraordinaire and loves catching up with fellow investors to talk property (you all would have seen her at forum meetings!!).

Bought first IP in 1997 after having one of those mortgage reduction company's run some numbers. They were really expensive, so decided to do it without them. Bought a mortgagee sale in Campbelltown in bad condition, renovated & sat on it for a few years.

Was on a very low income for a while & focus was cf+ props as that was all they could afford , bought in a few Regionals.

After a failed business moved to Sydney & Andrew fell into a good job. Andrew did a MBA to enable the income to increase. It did! Now could afford to buy more expensive properties.

Andrew is an Electrician by trade, but is now working as a Facilities Manager. His electrical skills have come in very handy. Most of his electrical career was spent on building sites, so he can turn his hand to almost anything.

Debbie is a stay at home mum & does most of the research. Portfolio now has half in Regionals, the other half in Sydney with the two best (Sydney ones) being in Campbelltown.

Contrary to popular belief, not all of their properties are reno's -several are in cronic need of a lift, but these will be done in the future !!!





"Lizzie" -
Somersoft member since Sep 2004 .
A buy and hold/landbanking/developer (and another super-mum!!) , living in Newcastle - Lizzie is currently doing the following: 3 townhouse development (keep), subdividing two houses on one block (keep) and redevelop block in great area (sell). She says this should keep her busy for the next 2 years and then will be in a position to buy again ,

Also has 5 wrap properties, 6 rentals (including 3 mentioned above) and a fully paid ppor architect designed "mcmansion" with water glimpses.
Started investing in property in 1999 after a messy divorce, have sold five ips and had 2 wraps cashout and finished the landscaping on an ip when 6 months pregnant.
Direction changed to development with the birth 3 years ago of Sophie when 8 hours day on a reno was no longer viable. Although, it seems Sophie will follow in her mother's footsteps with a love of property !!




"Jindaro" - Sharon (Somersoft member since Aug 2005) ;



As an architectural draftsperson, Sharon has many skills behind her after 19 years in the project building industry that she would like to share with fellow forumites. Some of them are: knowing the basics of what to look for in a small development block, understanding the DCPs (Council's development control plans), designing a house/ duplex/ multi units to suit each site/ budget/ Council DCP, Nathers and BASIX energy efficiency certificates, gaining approval for a DA/CC from Council, obtaining quotes from builders and so much more. Sharons job is such that she deals with surveyors, hydraulic and structural engineers, landscapers, townplanners, building inspectors, private certifiers, estimators, project managers and over the years have gained a lot of information from all of the above.

Sharon currently works for one of Australia's larger developers assessing external designs and some drafting.
