Hi guys. Thanks; some very helpful comments confirming that units built post 2000 should be treated carefully and separate to those build before... we have identified the specific problems after DD in this particular unit here.
We went with 2) for this apartment at the auction a couple of months back. I.e. subtracted 20k from our "max price", to take into account the existential risk- worst case scenario of cliff works/ legal battle with council for continuing to dump stormwater on the properties above the cliff...

We are looking to purchase a unit in a building, built only 6 years ago, but the builder was not very good and the waterproofing has failed in many places. Sadly for the original owners they were not able to recover money from the since bankrupted builder.

We have started inspecting newish apartments, build in the early 2000s, so 5-10 years old. It seems that most of them have lots of cracks, one has what seems to be major water penetration rectification works (7 year old building just coming out of building warranty?)
