Sydney Market at top - calling a severe correction in 2018-2019

Gentrifying rapidly. Even Blacktown is starting to look like a little Parramatta from 10 years ago. They have the first CBD high rise coming up (the other was on the skirts), worth a search in real estate.com, just put blacktown in the search and its one of the first listings. My jaw dropped...

Will you choose Parramatta for property investment?

Is his portfolio growth primarily a result of his OTP purchases, or did he have some huge external sources of income/CG growth? If it is primarily from OTP growth, I would assume the 20/80 rule applies, with a minority of titles providing the majority of growth.

Sydney Market at top - calling a severe correction in 2018-2019

Could we get some elaboration on why the West/Parramatta will be hit the hardest? I remember in the last 2 "stagnations" the west performed admirably. In the post GFC stagnation, some prices even dropped in wealthier suburbs but held in the west. I believe the strong migrant presence + the...

Sydney Market at top - calling a severe correction in 2018-2019

It's so trivially humorous to read "only 30-35% since 2011". I guess when you take things like that out of the Sydney context it really puts things into perspective.

Corrections in other high demand / low supply markets... (lessons learned)

To add in my $0.02, even though I'm not directly addressing the question.. I see Sydney as most similar to San Francisco from a "desirability" view, its a city that people come to for attractive work options, it has great weather and there's always something to do. It's not "extreme" from a...

I did not even take into mind the exchange rate fluctuations! That just adds a new dimension of risk.. You make very good points

Release equity and buy facebook shares

Thanks for the replies guys. Facebook does a good job of holding on to everyone, and has also bought competition before as well (like Instagram). It might not reach out to high schoolers, but a lot of these high schoolers gradually become more invested in Facebook as they age. I see it with kids...

Release equity and buy facebook shares

Hi guys, please advise on reasons not to buy? Facebook is so ubiquitous and targets people based on the information it has. I have been surprised by how successful Facebook campaigns from some of my friends business' have been. I also see potential in this company, but more so over a 4-8 or...

    Sydney Silliness Warnings 2015

Could someone please explain how the prices are in a bubble if there are no external (non directly supply/demand related) factors involved? For example in the US there was a lot of "******** credit" and a bit of fraud, etc involved with loans that banks were writing. If Sydney has a high...

What caused the market stagnation from ~2003 (and any earlier ones) aftr the big boom

You don't need to own 5, I'm sure plenty own 2,3,4, etc and a few own 10+. You agreed with me on the "who would sell all at once". That's the point I'm making, there's little reason to cause a crash. At least at this stage. If things get a little ridiculous though, anything is possible I guess.

What caused the market stagnation from ~2003 (and any earlier ones) aftr the big boom

See_change and MTR often offer insightful & informational input in their posts. They're also consistent and have great experience/knowledge to back everything they say. I consider them forum heavyweights. I mean people who are high value to the Somersoft forums (personal opinion). If you mean...

Sydney - Differentiators between North West vs South West

Traditionally suburbs north of the m4 have been perceived as higher end than those south of the m4. It happened before (i.e. guildford vs northmead, westmead vs. merrylands, bankstown vs epping, etc.) Its somewhat happening now too. Super long term, ceteris paribus, the south west has an...

What caused the market stagnation from ~2003 (and any earlier ones) aftr the big boom

I am very happy that I had two forum heavyweights chime in :) @see_change: I do not mean to insinuate you're greedy. The intention to make a profit is similar to a business, there is no emotion in business decision making, only return on investments. It has nothing to do with greed. I only...

What caused the market stagnation from ~2003 (and any earlier ones) aftr the big boom

To define hoarding houses: Purchasing multiple houses with no intention of selling but every intention of further purchases To define en masse: multiple people doing this. As I said, theres little incentive to sell houses unless interest rates rise. Theres plenty of disincentive to sell...
