    True but at the higher price plus SD, interest and LMI how long will it take to make that extra investment back? All depends on your budget and how long you want to wait until you build. All three areas are good for different reasons IMO.

    They are still further from CBD. I agree the areas are probably better but from a developers point of view Laverton is better value as a 3 unit site is 150-150k cheaper.

    I look for larger block in areas like Deer Park, Laverton, Ardeer etc where you can develop in the future. If you ever develop say 3 properties - 5% CG on 3 properties is more than 7% on one property.

    Whats your budget? East/west? New townhouses in Glenroy, Laverton, Deer Park can be had for around 360-400k. All with decent growth prospects.

    I agree Altona Meadows as PPOR. Laverton as investment/development potential. But who knows where Laverton will be in 5 years. Someone once told me to invest in sunshine (it was known as scumshine to most people back then) I was unable to see past that stigma. Big mistake I made.

    Not only 700sqm but for 3 dwellings it needs to be GRZ of which there isn't much in Ardeer. The new zoning only allows more than 2 dwellings in areas within walking distance of train stations and community centres
