    Fire in my IP

Kristine, Thanks for your reply. I am not a solicitor but wouldn't the tenant be liable for damages which they cause to the property during their lease? Can't a civil suit be based on this? Why do I need to show they were negligent to force payment through the courts? Seems like the law is...

    Fire in my IP

I hadn't organised any insurance on the unit. There is some sort of strata insurance for the building. This will be assessed tomorrow.

    Fire in my IP

I shall keep you posted. From the advice I have been given so far, it seems the tenant is liable for all the damages caused. Strata will inspect tomorrow. Akyboy

    Fire in my IP

Thanks for the replies. I don't know what the damage bill will be, but I'd say it wouldn't be cheap. The damage looks worse than it really is (due to all the smoke damage). My PM, who has been excellent so far, is unable to make a call on who is liable and has advised that my solicitor...

    Fire in my IP

Hi, Today I was notified that there was fire in my apartment (strata). Thankfully the tenant is okay, however the apartment is damaged and unliveable atm. Due to my stupidity, the apartment is not insured (landlords). I was ringing around last week to organise the insurance. Let this be a...

Cheers for the suggestions. Quoll, Are you suggesting that allowing the tenant to pay $10 per week to pay off the amount owing above the bond value? Akyboy

    Tennant wants to break lease

G'day, I posted a thread earlier, but didn't the information that I was after, so I have decided to start another thread with specific questions (I hope you don't mind). Background: ------------ Current tenant has not paid rent and has indicated that they are having difficulties and want...

    What are my options?

They moved in late April and I haven't seen any rent since. I have been promised it a few times, but I don't think I will see it.

    What are my options?

I don't think there will be a problem to get rid of the tenant, but I'm more concerned with trying to recover the missed rent. Any ideas? Should I just cut my losses? akyboy

    What are my options?

I'm sure the general idea of this thread has been asked before, but I'd like to ask again with my current situation described. My first apartment: Yes, the first of many I hope, but this experience has been somewhat non-ideal. After living in it for 2 years, I decided it was time to lease it...
