Has anyone ever actually claimed on this form of rental insurance? I haven't bothered with it in the past as the only benefit I see is if your property is empty for 10 weeks than the pay your rent for you. I figure that if it is empty that long it is not a good investment property and you should...
It also depends on the state, eg Vic is generally 7% plus GST however I have heard SA can be 8% plus GST and WA up to 12% GST.
Also, you can negotiate this rate and can usually get 1% off, especially if you have multiple properties.
I get electronic statements from my PM, however if there is a disbursement they keep an electronic copy for themselves and send me the original.
I also know that the ATO allows you to keep paperwork electronically, they consider it more secure than paper due to backups.
$150 of the rent is the same as a tax deduction (ie $150 less rent to pay tax on). However, sounds like you have a lazy PM, I'd fix that problem first!

I've had this situation before when I was a tenant, I signed my Gas and Electricity up at the same time (I thought)...
Hi All,
I've enjoyed reading the posts so far on what a self managing vs using a property manager, so I thought I'd start a thread on what a property manager actually does, or what your PM does that you as a landlord are not comfortable doing?
This is why we need tougher laws on tenants who damage properties. I don't understand why this is not considered to be a sever form of criminal damage.
