    If I'm serious on bidding at an auction, I would definitely get it checked prior. Solicitors/conveyencers usually review the contract (at least 1 or 2) if you are going with them with the purchase.

    I kept my Nokia 3310 (remember those????) so long that even Nokia itself asked me to dispose it :eek: (ok, Nokia didn't ask me that). Those days, when I catch up with friends and when they want to send me Multi Media Messages, I just show them my phone and the go, "ah, never mind" :D.

    I think it will. And most importantly, if you can provide better options, then why not. To me, it's silly to let the kids learn it the hard way how tough life is. In their young age, what will be the cool thing to do, share a joint or go to the library and do that hard maths question.

    High yield but bad CG?

    From personal experience, it will depend on how much 12-18% is. I have an IP that is CF+ but poor CG. One big maintenance job means it could wipe off years of CF gains (which I'm experiencing now). I have other IPs which are CF- but has had very good CGs. Even if it's on paper, I'm in front.
