    I'd look at the fence as a duty of care? But a rent increase would come with it. All the others I'd wait until one of the following - looking to sell looking to get top dollar in revalue property is untenanted and reno will increase rent for you to recoup the costs inside 24 months.

    I have place in dundas valley, and would suggest you buy with the option to DA a duplex........ = 600sqm + 15m frontage. My house has seen 30% growth in 2 years and is DA approved increasing its value. Just my suggestion.

    Whats a cross file? And from personal experience while the default remains unpaid it will be almost impossible to refinance. After its paid then the door will slowly be opened but not by the big 4!!!!
