    I had a dream . . .

I like the UK method. Firstly, of all the sales people I have dealt with in the UK, none are on commission. They just work for a salary. This is good in that they don't get rewarded for "selling" you a property, but is bad in that service can be a problem. I sometimes pull out my hair wanting...

    Comments on Melb market

My own experience in Melbourne is showing that property is certainly off the boil. The positive side of this though is that vacancy rates are falling meaning that properties are renting out much faster. Furthermore, I have been able to push rents up on a few of my properties.

Rental Yields of 1.3% by year 2029

I totally disagree. Not in high growth areas like Melbourne and Sydney anyway. The rate of growth on rent is driven primarily by capital appreciation of the underlying asset and not by CPI. The very reason that people invest in property (other than CG) is because it does outperform...

    India as an Investment

Thanks everyone for your information to date. I have also received a few private messages but a few things are becoming clear: 1. Firstly, rental yields for residential property are looking strong. No firm examples as yet though. I am aiming for 20%. 2. There could be a problem getting...

    India as an Investment

Is there anyone out there that owns an IP in India? I want to find out about the rental yields, and if it is worth investing there. Initial indications are good, just need to get into the nitty gritty. I have a number of IP's in the UK with high rental yields, and this has given me the bug...

Peter Spann- "Wealth Day 2004"- Sydney, March 13 2004

I downloaded the Fox-Invest prospectus from the website a few weeks back and it looks very good. I am considering putting some money into that. Didn't go to the recent seminar, but have been to his seminars in the past. I found his share market strategies fantastic, so given the chance for...

    UK Property Investing

No, I didn't read any books. I did live in the UK for a short while which helped and just dived in the deep end... after all I was only paying around $45k per house at the time. Figured I couldn't get in to too much trouble  There are still heaps of opportunities but you do need to...

Chasing cash positive properties... Aust or UK

I am looking for advice from people that chase yield rather than growth. I have been investing in cash positive property in the UK for a few years now, but I am not sure what type of yields people are achieving locally. In other words should I start looking locally, or keep doing what I am...

    UK Property Investing

dantheman, I can probably help out. I have been investing in the UK for a while now. You might like to check out one of the other threads on the subject to bring you up to speed http://www.somersoft.com/forums/showthread.php?t=14341 Given it is a broad subject, feel free to ask questions...

Rental Yields of 1.3% by year 2029

Rich Ando, My situation is normal as far as IP's in capital growth areas. 6 of my properties are in Melbourne around the likes of Templestowe and Kew, and I could site similar rental growth for them all. If your IP was in a regional area, then I may agree with you that rental increases...

Rental Yields of 1.3% by year 2029

I think there is a flaw in your calculations in that you are assuming rental increases follow CPI when in fact it is more closely aligned to the capital appreciation of the property. As a real life example, my first investment property was purchased in 1995 for $156,000 and was rented out at...

    England Property

Stamp Duty is only payable on properties exceeding GBP 60k whether it be for a home or investment. I do not deal in properties at that level so I have never paid Stamp Duty. Capital Gains Tax is payable when you sell it but you would need to make your own enquiries. I pay all my taxes...
