Wish tenant to vacate at end of tenancy

To be safe, allow 60 days notice plus a few more days for postage just to safeguard yourself, what harm can that do??

    Dee Why Grand Parade

Dee Why I think Dee Why is undervalued compared to some of its surrounding suburbs with similar beach and surf culture.

    For 1st IP...Merrylands, Wentworthville NSW

Rental yield and tenancy rates are just 2 factors. You may want to consider capital appreciation history and future developments in Merrylands / Wentworthville for a longer term view. Talk to the local agents, Council and residents there and I'm sure you'll be able to find more pertinent info...

Recommendation for property manager in Erskineville

Hi, Apart from the local agents, can anyone recommend a good property manager for my new apartment in Erskineville Sydney?

    Dee Why vs Manly

Many vs Dee Why Based on the recent median apartment prices published, Cromer and Newport are still slightly cheaper than Dee Why although we all know the limitations of relying on just the MP. Here's a list of all MPs. I do think Dee Why may be going through a gentrification over the next few...

    Springthorpe, Macleod

bailz66 I have decided to stop looking at Springthorpe because it's not going to be my PPOR. You are correct in all accounts because I have stayed at my friend's house there. It's nice to live but away from most things like you say.

    Pro's & Con's - PM vs Private

Depends. Like I said, different strokes for different folks. Property is not my only source of investment. Who knows, maybe you should have 66 instead of 33 if you had used a PM, or two. Good luck to you too! :)

    Braybrook

Can someone enlighten me about Braybrook? I live in Sydney but I have heard that Braybrook opportunities are in looking for a house which faces the river, on a piece of land big enough to later subdivide and build a separate house? Memory says its only about 8km west of Melbourne. Todate, I'm...

    Pro's & Con's - PM vs Private

PM fees Different strategies work for different people. I dont like to rely on my own time because the moment I stop, there is no income. The goal is to generate enough passive income that you can do whatever you want, whenever you want without worrying about small stuff. PM are meant to do...

    Springthorpe, Macleod

I think you are spot on with your observation. A friend bought there a year ago and is loving it as he has a young family and the place is conducive for that. He has been trying to persuade me to invest there. The average house price in Macleod is $442k but the houses in Springthorpe seem...

    Springthorpe, Macleod

Any views on the Springthorpe estate? The houses look quite nice and it seems to have taken off well and quite tightly held. I dont see too many houses for sale in the estate.

    Craigieburn VIC

Craigieburn I was told by a friend it might be too far north from the CBD to ride the supposed next property wave in Melbourne? Does it have a train or tram going down to the city?

    Pro's & Con's - PM vs Private

Management fees is not worth arguing about even if it gets to 100s of thousands. Logic will have it that my portfolio is in the 100s of millions and still not worth my while. I have not had any problems with the credit boys at the banks nor have to wait for years. I continue to do what I do...

    Pro's & Con's - PM vs Private

Agree with KK and Marg. The PM has the knowledge and the management is their bread and butter. Unless you have nothing better to do, apart from saving a few grand, let them do what they do "best", manage them by all means but it frees you up to do what YOU do best.

    Melton Vic.

Melton South I'm just keeping an open mind about Melton in general and I just wanted to hear from as many parties as possible with their different views. I guess this is the strength of a forum like this to be able to get people with interests in a specific area to debate about the pros and...
