Maybe the laws have changed in 11 years ;) Cheers, Bazza

Tenant in arrears, going to Tribunal

Exactly, that is normal business practice. Yet QCAT thinks they can (and does) other then this without reference to common law. Cheers, Bazza

Tenant in arrears, going to Tribunal

Hi Crest. We sent other notices by snail mail but the tenants didn't receive those either. The other option is to serve the the notice in person but they would also deny that probably. What would happen if next time I get a Telstra or Enegex bill I just say i didn't recieve the invoice. QCAT...

Tenant in arrears, going to Tribunal

That?s exactly what I thought Wylie. The tenants lied at the hearing saying that they did not receive the first notice. I pointed out to her honour (aka hanging judge) that the tenants knew about the notice so therefore they must have received it. But that is just an assumption and does not...

Tenant in arrears, going to Tribunal

Poor Tenant. We went to a QCAT hearing Friday seeking a notice of vancant possession. We had sent two registered mail letters with Notice to leave. The first they say they didn't get The second was returned unclaimed. So the (Hanging) judge decided that since they hadn't receive the...

Only a fool buys high-rise apartments on the strip. I see penthouses and sub-penthouse like this for rent all the time for $800 to $1000. The body corp alone is $1k per month. Nice to rent - but don't buy. Cheers, Bazza

    Gold Coast rentals in oversupply

Hi Cherry Pro, I like Varsity Lakes - we have had two properties there for seven years. There is an older part of Varsity that used to be called 'Stevens' (between Burleigh Waters and Robina) that was merged into Varsity about 10 years ago. It's only about 3 Km from Burleigh/Miami surf...

    Gold Coast rentals in oversupply

Hi Cherry Pro, We have all our properties full - with excellent tenants. It has been difficult finding good tenants for a while though as all the high-rise development stopped and the tradies moved out but now we are seeing signs of recovery. Houses are selling fast in the past couple of...

    Gold Coast rentals in oversupply

Hi Buzz, It may be 17 years this time round. Although I do now see signs of movement. I recall reading that in the early 1900's a noted financial guru wrote in the Melbourne Age (newspaper) that housing blocks are now one pound and that they just can't continue to increase at the rate they...

    Gold Coast rentals in oversupply

I think it is those 7000 High-rise tradies that left the Gold Cast due to lack of work that is causing the lack of demand. As mentioned, we rented another house just recently in just 3 days and have an excellent tenant. We haven't had any problems up until now. Cheers, Bazza

I dropped the rent $15 and have had a couple of people come through today. The weekend was useless because of the dual grand finals. I can't put a sign out as it is a secure complex. Cheers, Bazza

    Gold Coast rentals in oversupply

Yes that will be my next plan of action if I get no results this weekend. That is equivalent to dropping the rent by $15 pw which I have already done. Cheers, Bazza

I'm advertising in realestate.com.au (which is the best) and also the local Bulletin newspaper. I compared rents in the area last week and as a result lowered the rent to be the minimum for that area. Cheers, Bazza
