We are planning to live in the property long term... could always build a small 3 beddie and rent it out. Problem is spending say $200-300k on it won't increase the value by the same. But on the other hand the rent would be pretty good and holding...

I have found that the best deal you'll get is around 2% - and that's with a "blue chip" agent not a small company, and includes most marketing.
The higher end I found some agents charging 3.5%...

I agree with the many replies, definitely get the insurance.
I have Income Protection and Life/TPD through my super fund. The premiums are paid out of the super balance so doesn't cost a cent out of pocket. Trauma cover cannot be done through a super fund, but should only cost around $200pa...
Apologies if this has been covered before. Is the loan interest deductible for a property under construction (in Qld) or only once it's tenanted?
