BODY CORPORATE - Who decides if it is required???

Hi All, have recently settled on an IP that has had it's fair share challenges along the way. It's Brand new standalone 2B unit in a group of 9. Our unit has its own street frontage, driveway, letterbox & even street address!! (more like a townhouse/mini house lot than unit). 4 of the other...

    Pakenham VIC

Hi, here my 2c worth. Haven't looked into IP in Pakenham specifically but know the area well. A couple of considerations I would make include- CG - Pakenham is likely to be one area hit hard by interest rate rises & the potential 'mortgage crises'. You can look at this +ve & -ve, -VE...

    SEAFORD - What effect Eastlink?

I guess that's what makes PI so interesting, different opinions & plans from a wide variety for people. You could build a for & against case for most suburbs in AUS. For me the Peninsular has plenty of appeal with planned infrastructure, Eastlink, Beach, transport.:) I will let you know in 10...

WHO PAYS FOR WATER USUAGE in VIC

Hi All, Does anyone know what the Vic tenants law is regarding Water usage?? Who pays?? Landlord or Tennant?? With the increases cost in water usage about to hit, I was wondering in a new tenant contract if my PM can legally put in a clause for the usage to be paid by the tenant...

    Bank Valuation Lower

Keenas, this appears to be very common at the moment. Valuers seem scared of their own shadow in the current unpredictable market. I had the exact same situation with a recent IP purchase, I had done my DD and knew the purchase price was in line with values in the area, however the bank came...

    SEAFORD - What effect Eastlink?

GG, you obviously have NO experience with OTP property or Sunset clauses. I have done suitable DD & are comfortable with my position, save your concerns for the next person. As they say "its your money Ralf" In 5 years I'm confident this IP will be a suitable addition to any PI portfolio. More...

    SEAFORD - What effect Eastlink?

GG, what are you on.... or am I missing the point:( What are you referring to with the above comment??? I signed OTP 9 months ago & it's due for completion in the next few weeks. Take a lie down, and start again tomorrow. It will get better, don't let those rate rises screw with your mind:p

    SEAFORD - What effect Eastlink?

Lake, My purchase is west of the freeway in a little pocket off seaford Rd (Wells rd & Marion st). It was a OTP when I signed in Sept 07, my unit has its own street frontage & access including driveway price $310K. Less than 1km to shops, beach, transport, Eastlink. I'm hoping it turns out to be...

    SEAFORD - What effect Eastlink?

IMHO I think it will add some value....purely for the fact once the road opens a % of people are going to take a drive to southern end of Eastlink (Seaford/Frankston) an area they may not have seen for a number of years?Potentially they see a region they like. Does this result in them selling...

    Traralgon

Hi Gerd, being an EX local lad I would disagree that Loyang is Nth of T'gon! You are correct in saying the only way to Loyang at the moment is via the town (Shakespear st). From T'gon town you head south! However I am not sure if/when they bypass T'gon that that will provide an alternative...

Should PM have an office in the area??

Thanks for the comments everyone:) At this stage I think I'm going to go with the PM specialist company (not in area) I rang to make an appointment yesterday morning to meet with the PM, she was un-available however I had a call during the day from someone else in the office letting me know...

Should PM have an office in the area??

Although if PM company (not local) are servicing the area/region, they may have more exposure to potentional tennents looking in the area but not necessarily the exact suburb? Does that make sence? AL
