    House & Land Question

Hi Investig8 Possibly in a similar situation to you ie split contracts. Ive purchased land in a separate contract (land unregistered, due to register in 2015), and have not yet signed a builders contract. I'm presently obtaining advice about whether I am actually contractually bound to build...

buy land/ build - land not yet registered

Terry, as it turns out the contract for sale on the land says nothing about needing to build with Mirvac..the only reference was in the 'sales advice' that I signed when I put down my $1000 holding deposit under 'additional commments',it was noted 'mirvac build only'. However, there is no...

Rescind contract - Stamp duty payable?

Thanks Terry, I just went and looked that up. To be honest it confused me but am I right to conclude that it should fall within one or more of those subsections, therefore duty is not payable?

Rescind contract - Stamp duty payable?

Relates to the purchase of a vacant/unregistered block of land from a large developer. The Land still has not registered. We are still several months away from settlement./ registration. The first contract exchanged and was initially in our two names.. due to unforeseen circumstances, my...

    Newcastle

I agree I think its been a steady riser over the last 18 months. Overall I'd say it's warm-hot somewhere in between, from what I'm seeing. Perhaps in 6months we might see an even greater lift as more money from Sydney dives in. Properties that are priced correctly are going within a matter...

Chermside and analysing a good deal or not - advice sought

Thanks for the feedback so far. I will gather some more specific numbers and post them. I am on the right track, if buying units or townhouses, to try for the older ones with generally lower fees and lower buy in? I find the numbers seem to stack better.

Dumping soil on our vacant block

Definitely, I agree there is still a risk. If anything in reality it may well be just a deterrent. Wylie, yes we have a decent chain and lock on the gate at front. But if they really want to bolt cut it they could. I've been wondering if the dumper was expecting to get the soil back at a...

Chermside and analysing a good deal or not - advice sought

Guys, admittedly I'm still finding it really difficult to 'analyse' what is a good deal. I suppose it comes down to that I'm not sure where to set my expectations. And Im really quite damn perplexed by the whole thing.. I do understand that it has a lot to do with strategy, and how a property...

Toowoomba gurus - what type of IP?

Do you guys with IPs in Toowoomba recommend any PMs in the area? And a solicitor? Im tending to focus on family houses now..4 beds, slightly over 5% yield, proximate to schools and retail as usual etc. Rangeville tends to be good value for this of thing Im thinking. Really appreciate your...
