    What would you do... ?

Your property manager has every right to access the property prior to settlement as per your clause. I would supply your property manager a copy of the contract and then ask him/her to make contact to arrange access. Pretty straight forward stuff agents and property managers deal with all the...

PM fails to lodge bond with RBB

In QLD an agency can get fined $3,000 for each offence for not lodging a bond with the RTA.

    Rent furnished or not?

Bear in mind you will generally get more turn over of tenants with furnished properties.

    Letterbox drop

I know a professional property trader who buys and sells approximately 20 properties a year and buys them all privately by contacting the owners directly by mail. This has been working for her successfully for many years.

Insurance companies not paying out unless fixed term lease in place??

It varies from insurance company to insurance company. You really need to read the fine print to find out exactly what they do and don't cover and under what circumstances.

PM Fees - is this OK?

If your happy with the property manager and you can get the same deal as James, I'd say grab it!

    Selling to tenant

I would be very surprised if there was anything in the management agreement about this. I think you would be ok to deal directly with the tenant. As Lil Skater said, double check to agreement just to be sure.

PM - Does this seem too expensive?

2 weeks rent plus an advertising fee of $256 sounds very expensive. I'd try and renegotiate your fees. You might be surprised what you get if you ask.

    Tamworth B&P

Most building and pest reports are wishy washy. The standard line is pretty much "further investigation required." Due to the litigious times we live in the tradespeople need to protect themselves from potential law suits if something is missed. I always advise that clients are present during...

    Offer before an open

The agent should pass on your offer pretty much as soon as he receives it. I would ask the agent to prepare a contract and ask that it be presented immediately. You may want to put a clause in the contract that the offer is only valid for 24 hours. This will hopefully get the agent moving!

Building / pest inspection before offer?

Some buyers will want to get their building and pest reports before putting in an offer and some buyers will want to negotiate first. If a price is negotiated first and the reports come back unsatisfactory, you can always try to negotiate the price further. (As long as the contract is subject to...

Selling with 9 months on lease to go

As discussed in the posts above, I would speak with the tenants. You might find that they would be happy to move earlier than the end of their lease. As an agent, I've negotiated with tenants a few times in this situation. In one instance the tenant requested $5,000. It was in the sellers best...
