Considering first IP - and it's rural.

Hi Locko24, If you are looking for a ready made commercial property then yes, you will need the much higher deposit. If you are willing to be a bit flexible in the land/improvments/location and other factors, you can get up to 80% pending case-by-case evaluation.

Thanks RC. that's some really helpful insights. Appreciate you taking the time :)

Considering first IP - and it's rural.

Thanks Player - I'll look into that. Thanks Rolf, your last point there is particularly helpful. Re the other, I'm not looking for someone to change my mind or tell me what I want to do is not risky, I'm after experienced opinions on whether that would constitute a particularly high LVR. If...

Considering first IP - and it's rural.

80% is quite realistic for the specific block we've found, and no commercial finance required. It's a unique window of opportunity and the reason we're considering this now rather than waiting till our current property builds more equity.

Considering first IP - and it's rural.

PPOR is small acres (40acres). The plan is to acquire a second, larger rural block for us to farm, making the interest on both properties a primary producer tax write off amongst other benefits (for us - I get that this isn't for everyone, but it's our goal) We are confident and comfortable...

    Purchasing Flood Plain Property

I'd like to hear experiences about purchasing floodplain property. There is a little 2 bedroom cottage on 1 acre come up for sale near me for $150k,and currently rents for $220 The big catch is that it is on a floodplain. Council says the current property can be extended by up to 50%...

Does adding solar energy to a home increase it's market value?

I'm just curious - around here at least adding solar energy to a house isn't viewed as a 'traditional' renovation. I was wondering though if it makes any difference when it comes to getting the house revalued.

Would buying the laneway add value to a rural property?

See it sounds so obvious when you give such logical answers :D Ok so the only way I know to access a rural valuer here is to pay $$ and go through the bank, are there other alternatives just to get an indicative idea first? No Bespoke, the only property with access rights on the laneways...

Would buying the laneway add value to a rural property?

Yep, that's why haven't bothered to buy them at this stage. But am not used to looking at home from an investment point of view, so wasn't sure if it would make a difference to value. eg I was wondering: At the moment, the property must be represented as (pulling a simple figure out of the...

Would buying the laneway add value to a rural property?

Hi again :) Have a rural property, and lease over government laneways that run through the property. The laneways are of a nature that they could never be sold as stand alone land for houses or as their own block. The lease is very (very) cheap, but I was wondering if purchasing the...

A story about a newbie...please help me with where to go from here!

Fabulous replies, thankyou! Firstly to those who asked: current property is nowhere near big enough to farm commercially or lease out, hence I want to know how to get more land. Great ideas though, just can't really apply them to my place. So help me understand the basic premise here: Say...

A story about a newbie...please help me with where to go from here!

Rofl! I don't even like candy...it's one of my horse's names! True, Rockstar. I have read a bit about it (not that exact book though) but I think my nervousness stems more from not knowing anyone personally/in real life who has done it. I know more people who have gone broke trying too hard...

A story about a newbie...please help me with where to go from here!

I refuse to believe it's all or nothing. There has to be ways of being smart with money without sacrificing what's important to you. I realise it reads like that HiEquity, but it is a long term goal. I am willing to work for it between now and *then*. So nobody can offer me any...

A story about a newbie...please help me with where to go from here!

Hey Steveadl thanks for the reply :) Sorry for the confusion, farm doesn't have to be the *next* purchase, just sometime before I'm too old to work it and enjoy it :D And yep, to live on not subdivide (wash your mouth out! :p) That's what I'm confused about I guess, I know there must be...

A story about a newbie...please help me with where to go from here!

Hi. I have been reading, reading, reading so much about property investing, and getting so muddled. I thought I might post my thoughts here in the hope that I can get some direction. So, this will probably be a little rambling because i don't know what information you need to give me a gentle...
