Do I need to sign the Section 27 statement?

Why didn't you want it released beforehand?

    Pre Auction expenses?

Mine charged $88 for each s32 review

Thinking of making an offer. Need some advice.

I would get finance preapproved, but it doesn't really help you, so some argue it's pointless. That's one of the ridiculous things about an auction - you have to promise to spend some large sum of money, with no way out, without actually knowing if you have that money. And nobody sees a...

    Creating space for a dishwasher

It'll only be as wide as one door (I've measured), though even if it's wider that's probably one of the more minor issues, there's a number of things we can do around that anyway. Heck we may even take the opportunity to leave it open, got an idea or two around that. But thanks for pointing...

Removing floor tiles from timber sub-floor

Assuming my bank and conveyancer don't keep losing paperwork, I pick up the keys to my first place on Monday (yay! And this forum has been great!). Then it's all hands on deck; the move comes 2 weeks after, so I'm painting (decided to do it myself instead of hiring somebody) before that...

    Creating space for a dishwasher

Moving into my house over the next few weeks, and one thing we need to install is a dishwasher (if you ever saw the state of my kitchen, you'd understand why!). Problem. There's no dishwasher space. Now, along the sink side of the kitchen there are 3 sets of double cabinets (fairly...

How much should I pay for B&P inspection that's already done

Hard to say what's fair without knowing what his normal price is. IMO any discount is a benefit, and not obligatory. Assuming the other buyer paid full price, then somebody else has subsidised your inspection anyway...

About to move in - floorboard and painting advice

Thanks for the advice :) (I'll stick with the feature wall though!)

About to move in - floorboard and painting advice

So I pick up the keys to my new 3br house in a few weeks, and I've set the 'move-in' date 2 weeks after that. There are 2 main things I want to do: 1)install floorboards (bamboo) 2)Re-paint the house Now, I'm thinking it would be best to do floorboards first, as the floorboards could...

    Melbourne purchase need advice

Well of course, even if it goes to auction you can still put in an offer, but it'll pretty much need to be unconditional. Auctions can get expensive for buyers if you miss a few....inspection costs start adding up. I used Sargeants Conveyancing from a forum recommendation on here. $88 for a...

    Offer condition

True, but that incurs a cost. Better off wearing the solicitor cost upfront then risking 'cooling off' and incurring a much larger cost. That risk makes more sense with a building inspection (where the cost of the inspection may be similar to cooling off anyway) IMO

    Offer condition

I'd imagine the vendor would be wondering - what would constitute dissatisfaction on the conveyancer's part? Is it a disagreement over a single clause, or what? It strikes me as very broad and vague. Conveyancing isn't much - mine only charges $88 to look over the contract and advise...

    Garage over easement

Yeah, it looks like the foundation was laid with some sort of modular system, according to the s32, so I'd guess that's to make access easier.

    Garage over easement

Looking at properties, coming across a couple with easements. One I'm going to auction at tomorrow is pretty safe, I'm sure, as far as the easement goes (I don't think anything is above the easement...) Another property seems to have the garage situated above the easement, though. So...

    Help me with conditional/preapproval

Gotcha. It's not a discussion we've had so far (not that I can recall, maybe we did but not in a heap of detail), though we hadn't made a decision on how to finally structure the loan anyway. Thanks for the tip.
