Hey Everyone,
As the title suggests, I'm looking for ways to increase air flow and ventilation in one of my IP's.
It's a highset house with hardplex? Walls which apparently don't bresth as well as other materials.
This is causing constant mould issues and I'm keen to get the problem...
I am heading to Toowoomba in a couple weeks..
Does anybody know specifically which areas the units are being constructed in? Would like to go and check them out and talk to nearby agents.
Cheers

Gold Coast and Adelaide are both viable options.
Gold Coast is currently in recovery mode and vacancy rates are approx 1% at the moment. Look for existing houses in land locked areas from Burleigh to Broadbeach.
Also, consider a 90% lend and 'keep some powder dry' as a buffer or next...
There is plenty of land for development around the area. This could stall price growth.
Have you looked at existing stock? Or are you set on H and L package?
FYI - Vacancy rate on the GC is the lowest I have seen in years and this will ensure price and rental growth is fairly stable over...
Bold, but just had a similar situation at work and clarified with the ATO. Personally held property which was sold less than 12 months from settlement but date of contract was over 12 months.
I like to keep $10,000 buffers for each property (low priced properties under 300k).
This basically covers 6 months payments for interest and maintenance costs.
McGrath Property Management team is great and I highly recommend them.
Fees are on the high side at about 8% if you have 1 IP but you get what you pay for.
Happy to answer any questions RE McGrath, been using them for over 2 years now.
Cheers
