Just had a look at sqm vacancy rates. Can someone explain how to interpret it. The orange number says 3.5% but the blue bars are above the 6% marker.

Thanks for the replies. Tenant has paid some more but is now threatening to take us to vcat because it has taken so long to get another tenant. Pm says we need to drop rent and show we are trying to help the situation. Pm says vcat will let them out. I don't know the actual vacancy rates atm...

I wonder if the mother has her kids put on gloves at home when they are asked to clean up. The other week in the news a parent was suing the school because their child ran into a wall. According to the parent the school should have painted a yellow line on the ground.

+1 In recent days we've both had someone throw a NG comment our way. They don't consider landtax, stamp duty, CGT, and the above. I don't have the stats but I would expect that Gov receives on a whole more $ from the PI than they pay out in NG.

We don't have insurance for this one. That doesn't phase me. This is the part I loathe about PI and that is everything is stacked in the tenants favour and the rules are not worth the paper they are written on. We are not a charity. Even Centrelink get an order and take child support...

I would love to see ballarat boom. You can get good value for your money. There are some really nice parts of ballarat east. Younger demographic prefer new and shiny v cheaper in need of update and larger block. PPOR or IP?

From alfredton you head straight up gillies st and jump on the freeway no need to go through ballarat. Also easy access to wendouree station. In high school zone. The east I think is neglected. What facilities are there east of main rd/ geelong rd? Mcdonalds won't even set up that side. There...

What effect do you think that decision will have? What do you see as the attraction for new residents to the east side?

Perhaps someone can clarify this for me. Doesn't the ripple effect work only in conjunction with supply v demand? There are so many estates and H&L packages in Ballarat in many pockets and an abundance of land to the west. Why will house prices increase when one can just move an extra 1km...
