I had a lunch bar before and its hard work. Ideally you want a lunch bar turning over $15000 a week with a lowish rent for it to be worth your time and effort. Its very Competitive and you really need to watch your costs/wastage

If your looking to sell in 3-4 years maybe look at other asset classes? With the inevitable rate raises in the near future it could put a halt to property price rises. Although economics is much more complex then that. Just my 2c
