    Up until this week we would only do inspections if people were registered all we required was a name and phone number. Just incase we had to contact them and cancel or reschedule.     some times they just need a chance. It doesnt matter who you rent the place to you are always taking a risk. Maybe get them to give references from upstanding people in there community that may know them as in church or along those lines. :)

    How many properties can you manage ?

    I manage 20 of my brothers and nephews properties. There are two in with a PM for different reasons and I end up micro managing them. Dont like PM's attached to RE office but have no choice here. So studying to get my licence and start my own PM business. :D

    Tica is for private landlords as well. We use it all the time. has come in handy. there is a yearly fee of about $22 I think and approx $14 -$15 per enquiry depending on how many you purchase at a time or you maybe able to do the yearly thing but you would only do that if you had a lot to do...

    They can sign the bond over to you by filling out the bond claim form with zero to them and signing it with the balance to yourself. If they dissappear you will have to apply to VCAT for the bond and if they agree you fill in the same form and attach the ruling to it. cheers

    In regards to TICA if it has been to the tribunal you can put them on the data base with out notification to the tenant as it is now public record.

    There is nothing you can really do. You can apply to the tribunal for the bond but that is about it. You can once it has been at the tribunal list them on Tica or National Tenancy Database. You can not enforce payment of the amount. Insurance will not pay for bad housekeeping and will pay...
