    The fin review had a report of the ato trying to deny an investor from claiming the interest of a investment prop he was re-stumping/renovating. Cant remember the exact details but he spent something like 4 years doing the work. He took it to court and the ATO lost the case.

    the interest on the loan would be deductible straight away but i'd think that the other expenses would be capital if they incurred as a result of building. my opinion only, i'm not an accountant.
