    Stamp Duty Calculators

To be clear are you talking about the cheaper rate of 5% of amounts over $130,000 for PPoR compared to the 6% of amounts over $130,000 in the case of non-PPoR? Or are you talking about the 20% discount for first home buyers PPoRs?

    Stamp Duty Calculators

Lol, thanks PT_Bear. You are indeed right. If I change it to 6% it does match the other online calculators, which is encouraging because I now know I'm not totally clueless. :) But although contrary to this forum, I am trying to calculate it for a PPR which is actually 5% + $2870 according to...

    Stamp Duty Calculators

I just found SRO's own online calculator. http://www.sro.vic.gov.au/SRO/SROCalcs.nsf/transfer?OpenForm#calc My calculator is wrong. The SRO's calculator also gets the same figure as the rest of them. :(

    Stamp Duty Calculators

They do include it, but its an additional figure that is added to sum of the stamp duty fees. See these links and you can see they have a separate figure for mortgage transfer fees. http://www.stampdutycalculator.com.au/stamp-duty-vic...

    Unfamiliar Section 32 conditions

Thanks Wise1InOz. Did you use her for all your conveyancing as well? Do you mind telling me what you pay for her services? I just would like to know what to expect. I understand if you would rather not say. :) (or PM me)

    Unfamiliar Section 32 conditions

Negative. Its just an old 2 storey block of 8 units from the 60s. Thanks Terryw. This conveyancer came recommended from a friend who used her for their house purchase recently but so far I can't say I'm happy with her advice. She has hardly provided any insight or any explanation of...

    Unfamiliar Section 32 conditions

Hi guys, We are looking at a property that has some terms in the Section 32 that I am not familiar with and am looking for advice. We have only been dealing with our conveyancer via email so far but maybe I should be directing these questions to her dealing with someone who is qualified to give...

    Buying land. Any caveats?

yeah i know. :) I just think its a good opportunity. it probably makes little financial sense to buy land down that way I know but I just like the clean slate and potential of a vacant block of land that I can do whatever I want with. :) And I figure I can afford to wear the holding cost with...

    Buying land. Any caveats?

Hey Aaron, Does the LVR depend on the land and where its located? Can you me an indication on what a common LVR for land is?

    Buying land. Any caveats?

Hi guys, This might sound like a stupid question but will banks lend to buy land? I have seen some land that I like and I have enough of a deposit to make up 30% if I have to so. Its about 2.5 hours from melbourne if that matters too. Also is there anything to be wary of when buying...

Looking to buy 1st home, come future IP.

Thanks for the tip fellas. :) Is there any particular time frame where this strategy is not advisable? Like say if we intend to live in the property for X amount of time before buying a new investment and moving out, you would not recommend this strategy?

Looking to buy 1st home, come future IP.

Thanks Aaron, Jamie, can you please explain a little more your strategy with the IO loan? Is it so you can save more cash for the next property instead of paying down the principle on the current property?
