benefits seperate lenders vs WBC package

Thanks some great feedback to consider. BTW we did pay LMI on all 3 loans as were originally 90% LVR.

benefits seperate lenders vs WBC package

Yes the ability to borrow further (up to 80% of each property) is very important in my overall plan moving forward. I would say even more so than the rate of the smallest loan. At this stage I plan to invest any future borrowings into my share portfolio rather than buying any more IP's. So I...

benefits seperate lenders vs WBC package

Hi all, Just after some opinions/other thoughts. I am trying to decide whether I should move my wife's 245K IP loan (.7 discount NAB homeside) to our existing WBC package (1% discount) to save the extra .3% for the next 25 years, or keep it seperate as an alternate lender. WBC package has...

    Melbourne's heating up...

I made the below prediction an another post at the beginning of the year. I was mostly laughed at and told all the reasons why Melbourne would drop even lower. If the trend continues it might come very close! Jan01-Dec31'st prediction (admit could be way off) = approx 10% growth...

Buying in Melbourne for first IP - Footscray

Just got back from new york and felt that broolyn has a very similar dirty/edgy feel as footscray. And similar proximity to manhattan. Stayed with a friend just over the broolyn bridge. Lots of development/gentrification happening. Prices there going gangbusters pushing out anyone who can't...

    Victoria now in recession

Yep up 6% from bottom of market already and by the time many accept prices are heading up it will be too late! (with the obvious exception of CBD high rise and outer housing estates)

    LOE Model

Cheers, i was wondering about the PPOR making up 'part' of the security as you mentioned issues with banks loaning against the PPOR after a 'certain age', but not against IP?

    LOE Model

Would it be feasible to LOE 50K per year owning 3 Mil at 50% LVR? Would it matter if the PPOR made up 1 Mil of that?

    Victoria now in recession

Wasn't Melbourne's 2007 and 2009-2010 booms much less than those of other states (Syd/Perth ect) before their longer periods of stagnation? Has anyone considered that maybe Melbourne was just playing catchup?

    LOE Model

Hi Peastman, Are you using your 15 year strategy now yourself? I would be interested to see the numbers inflation adjusted. If we were at the 15 year mark now (assuming prices had similarly tripled) could we just say, 250,000 sell price 83,333 less purchase price 166,667 Gross...

    Victoria now in recession

Fair enough unemployment is the biggest risk so we'll have to see where that heads. Last I heard it jumped from 5.6 to 6.1. But I'm still hopeful and almost 3% for the year so far. Next 3-6 months will be telling!

    Victoria now in recession

I suspect the very low interest rates now beginning to flow through are the game changer in the short term, thus affordability is better than it has been in over a decade. Jan01-Dec31'st prediction (admit could be way off) = approx 10% growth (Disclaimer - I've also tipped the pies to win...
