CAUTION Dual Living/ Duplex / Granny Flat Brisbane City Council Action Against Owners

They're mostly houses that seem to be built fairly recently looking at the condition (~5 years old or so), so they'd be built under the old City Plan. What happens to properties that are not approved though under either the old or new City Plans? I assume the buyer will then have to file out...

CAUTION Dual Living/ Duplex / Granny Flat Brisbane City Council Action Against Owners

Has there been any progress in this matter? There seem to be a good number of properties in Brisbane particularly on the Bayside that are affected by this; they're built specifically for leasing the two sides or storeys out separately, they look like normal houses but with separate entrances...

Silent Auctions and Heat of Market

Hi all, This question was inspired by a current situation I'm having in a Brisbane property that I'm sure many of you have come across; the "one bid wins it" silent auction/multiple offers scenario. In case someone hasn't come across this before, it's usually on a property that has a...

Western Sydney House + Granny Flat

Just an update on what's been happening: so I found out probably the real reason why this property has been on the market for so long; the bank val came back very, very low. Almost 100k lower than listed price. Most likely due to a comp as the property next door was bought at 450k (unrenovated 3...

Western Sydney House + Granny Flat

Yeah, I've taken into account the main road position, just wanted to know if there was anything else I needed to be concerned about. Monalisa in particular seems to be stating quite emphatically that this is a property to avoid. The rental market is there for at least $630 based on the lowest...

Western Sydney House + Granny Flat

Update: granny flat was council approved as a granny flat, went directly to the council. The rental guarantee wasn't offered, it was given after I requested for one. I'm confused, where's the downside? This place is positively geared from the start, there aren't many landed properties that are...

Western Sydney House + Granny Flat

They're putting in the 12month rental guarantee into the contract guaranteed by the vendor (REA asked them after I asked). Would my solicitor be able to advise whether the guarantee is watertight and has legal standing? I will specifically mention the dual meters to the building inspector, I...

Western Sydney House + Granny Flat

Thanks for your replies and points made - the REA has advertised it as a council approved granny flat, and I know it was previously a garage but couldn't negotiate any lower price despite mentioning that (as well as RP data). I guess with the places being renovated it helps us because I'm fairly...

Yes, Fairfield West. Just to give some numbers for context, the place we're eyeing up atm: $520k, 3bed + study, 2 bath, 2 carspaces, 185m2 total area (outdoors + indoors) estimated indoor area based on floor plan is 110m2. How do those numbers sound?

Hi everyone, Thanks for taking the time to respond, really appreciate it. I was away on a snow holiday (as early 20s are wont to do) for the last couple of days. The development is in Fairfield West. I'm not sure how much else I can say about the development though. In response to a few...

To be fair, there were a number of major developments happening around the area that they pointed out, which could indicate significant future growth. But I think I agree, I'm leaning pretty cautiously away from this now.
